School district evaluations vary significantly by area in Tacoma. While there are generally preferred school districts among Korean families, the rent differences between new and established properties can sometimes be more pronounced than the differences between neighborhoods within the same district. Since school district boundaries change frequently, it is advisable to check the assigned school for the specific address before signing a lease.
Ultimately, to determine which option is more advantageous between new and established properties, one must consider both property taxes and HOA fees.
For investors looking for rental income, Tacoma's lower purchase prices may seem attractive. While the initial investment is lower compared to Seattle or Bellevue, established properties may incur significant repair costs for major items like plumbing or roofing all at once. New constructions have higher purchase prices but lower repair costs in the short term, and with the upcoming impact fees being implemented, the prices of new developments may rise, making the current new listings appear relatively favorable.
Families moving from other states should keep in mind that property tax assessments and rental prices can vary significantly by neighborhood, such as downtown, North End, and South Tacoma. Even under the same city name, the actual living conditions can be quite different, so it is advisable to narrow down potential neighborhoods to two or three and visit them in person to check management fees and tax bills together. Since school districts also vary by neighborhood, it is efficient to first identify the areas preferred by Korean families and then compare new and established properties within those areas.
