They learned that new apartments come with smart thermostats and double-pane windows, resulting in noticeably lower cooling costs during the summer, while established apartments, although cheaper in rent, may incur higher electricity bills due to outdated air conditioning systems.
Considering both the advantages and disadvantages, new apartments tend to have lower management costs due to the latest insulation and energy-efficient features, and they come with construction warranties that reduce repair burdens in the initial move-in period. However, rents are often set 10 to 20 percent higher, which can be a strain for families on a tight budget. Conversely, established apartments may have lower initial rent but could lead to unexpected maintenance costs due to aging cooling systems or plumbing.
In dry and sunny regions like El Paso, it's also important to consider that the waterproofing materials on the exterior walls and roofs of established buildings tend to wear out relatively quickly. On the other hand, older neighborhoods offer the advantage of established tree cover and community relationships, providing a more stable living environment, and the routes to schools and grocery stores are already well established, which can ease the transition for families moving in.
Looking at school districts, the areas this family was interested in were rated fairly well according to GreatSchools, but school district boundaries change frequently, so it's advisable to verify the assigned school for the specific address before signing a lease. Texas has no state income tax, but property tax rates are relatively high, which may be unfamiliar to families moving from other states, so if considering a purchase, it's wise to calculate the total housing costs including property taxes and insurance.
From an investment perspective, El Paso has relatively low purchase prices compared to other areas in Texas, leading to higher returns when renting out established properties. However, due to local characteristics, the rental demand may be limited, making vacancy management important, and it cannot be assumed that property values will continue to rise, so both rental demand and vacancy rates should be monitored. According to Freddie Mac, the 30-year fixed mortgage rate is around 6.69 percent as of early August 2026, so if planning to buy, it's advisable to calculate repayment amounts based on this rate in advance.
For families just settling in from Korea, many new properties come with appliances and washing machines included, reducing the initial setup burden, and areas with recent developments consistently offer new supply. Conversely, established areas remain an attractive option for families looking to minimize initial settling costs due to lower rent prices.
