Although October has ended, the sales statistics for Buena Park in October have not yet been fully released. Therefore, this summary will look at the confirmed sales figures up to September and the rental prices as of the end of October.
First, let's discuss home prices. According to Zillow's Home Value Index (ZHVI), as of September 30, the typical home price in Buena Park is $928,677. This is a 2.8% increase compared to a year ago.
The median sale price on the same Zillow page is $880,000, while the median listing price is $934,500. This indicates a gap between the asking prices and the actual selling prices.
When looking specifically at single-family homes, the numbers change significantly. According to a regional report compiled from CRMLS data, the average sale price for single-family homes in the third quarter was $1,045,412.
This represents a 4.3% increase compared to last year's third quarter average of $1,002,350. Monthly figures show that August had an average of $1,033,128, and September reached $1,052,507, making September the highest of the third quarter.
The reason for the discrepancy of over $100,000 between Zillow's figures and CRMLS's is due to differing criteria. Zillow's index includes condos and townhomes, while CRMLS's average is based solely on actual transactions of single-family homes.
Therefore, mixing these two numbers to say "how much it has increased" can lead to misunderstandings. It's important to first determine what type of home you are looking for and then refer to the relevant figures.
Transaction volume has actually decreased. There were 67 single-family home transactions in the third quarter, which is 16% less than the 80 transactions during the same period last year.
New listings also dropped to 77, down 8% from last year's 84. The cumulative transactions from January to September totaled 190, falling short of last year's 205.
Looking at the recent market, transactions are declining while prices continue to hold steady. With fewer homes being listed, desirable properties still attract buyers.
This is reflected in the sales speed. In September, single-family homes sold an average of 21 days after being listed on MLS, compared to 35 days in August.
The overall average for the third quarter was 25 days, which is faster than the Orange County average of 33 days during the same period. This indicates that Buena Park is performing relatively well within the county.
The ratio of the actual sale price to the initial listing price also rose to 99.2% in September, up from 97.2% in August, indicating that there is less room for price negotiation within a month.
When looking at a longer timeframe, the picture becomes clearer. Over the past six months (May to September), the median sale price for 291 transactions was $900,000.
During the same period, the median price per square foot was $585, with September reaching the highest at $632. The time from listing to contract was a median of 25 days.
Interestingly, 13% of these 291 transactions were not listed on MLS. This suggests that transactions between acquaintances or off-market listings are more common than expected, so buyers should not overlook agent networks.
Now, let's discuss rentals. As of October 25, the median rent according to PadMapper is $2,138 for a one-bedroom and $2,498 for a two-bedroom.
The one-bedroom rent increased by 1.81% from the previous month, while the two-bedroom rent decreased by 1.65%. The studio rent remained unchanged at $1,895.
The three-bedroom rent is reported at $3,725, showing a significant increase of 12.88% in just one month, but this figure is hard to trust. There were only six three-bedroom listings, so even a couple of changes can greatly affect the numbers.
The total number of listings is also low at 59, so it's best to use rental figures as a directional indicator. The average one-bedroom rent varies across sites, ranging from the low to mid $2,000s for the same reason.
Nonetheless, the overall trend is clear. Rents have not significantly increased or decreased in recent months and are stabilizing, while home prices are slightly rising.
Let's compare the numbers. A household paying $2,498 for a two-bedroom rental looking to buy a $900,000 home may find that the monthly burden, including down payment, mortgage rates, and property taxes, is likely to be much higher than their current rent.
Thus, Buena Park remains a market where the choice to "hold on through renting while looking for opportunities" is still a reasonable option. The stability of rents reduces the pressure to rush into buying.
Conversely, for those who already own homes, this is not a bad time. With fewer listings and months where sellers receive over 99% of their initial asking price, if prices are set realistically, sales should not take long.
For investors, it may be worth paying attention to the demand for three-bedroom single-family home rentals. However, as mentioned earlier, the sample size is small, so actual rental prices should be verified against recent contracts in the same neighborhood.
Additionally, the figures cited here come from different sources with varying criteria and dates. Zillow's data is from the end of September, CRMLS's report is based on data collected by October 3, and PadMapper's figures are as of October 25.
Once the confirmed sales figures for October are reflected on each site, I will address them again in the next summary. It will be meaningful to see if the rapid sales speed from September continues.
Personally, I am most curious whether the numbers from September, 21 days and 99.2%, are just a one-month spike. If this speed is maintained as we enter the year-end off-season, the spring market next year could become quite competitive.
In summary, Buena Park is a market where transactions are down, prices are slightly rising, and rents are stable. Whether buying or selling, I recommend checking the relevant figures for each type before taking action.
