According to census data, the total Asian population in Baton Rouge is 3.95%, but specific data for the Korean population has not been confirmed, so this figure represents the entire Asian demographic. The presence of Louisiana State University in Baton Rouge has also contributed to a small but steady Korean community centered around international students and visiting scholars.

When looking at housing prices, it becomes clear why the move to Ascension Parish continues. The average home value in Baton Rouge is $233,067, which has increased by 0.4% over the past year, according to Zillow. In contrast, as of March 2026, the median price in Ascension Parish is approaching $300,000. Prairieville is recorded at $316,400, while Gonzales is at $268,967. Considering that areas with good school districts tend to have home prices 10% to 30% higher than those without, this gap appears to reflect a significant school district premium.

For families moving from other states, it is important to pay attention to Louisiana's unique property tax system. However, the evaluation of the downtown school district tends to be relatively inconsistent, so tenant demand may not be as steady as in suburban areas with good school districts, which is a risk worth noting. There is no guarantee of profit, so it is advisable to carefully consider rental demand and management conditions for each property.
