If you live in the Las Colinas area, you might find that the way people in the neighboring areas live can be quite different. I've compiled a list of the neighborhoods that can be considered affluent in Irving along with their actual housing prices. Whether you're planning to move or not, this information can help you understand the neighborhoods better.

The first area to mention is Las Colinas. Known as the face of Irving and a business district, Las Colinas is an upscale residential area that features a mix of luxury condos, lakeside estates, and modern townhomes. The current median listing price for luxury properties in Las Colinas is $670,000. Notably, the Lakes of Las Colinas area has a median listing price of $1,010,000, making it one of the highest price ranges in Irving. New luxury condos and lake-view homes around Water Street are driving this price range.

The second area is Hackberry Creek. Developed since the late 1980s, this area is the only gated community in Irving. It consists of over 500 single-family homes and features amenities such as the Hackberry Creek Country Club, jogging and biking trails, playgrounds, and a mini-golf course. The current median listing price for luxury properties is $874,000, with single-family homes starting around $650,000. If you're looking for a traditional suburban affluent neighborhood, Hackberry Creek is the closest option.

The third area is Valley Ranch. This is the most developed of Irving's planned suburban neighborhoods, characterized by artificial waterways, bike paths, and well-maintained parks. Some sections are part of the Coppell ISD, which is highly rated in terms of school districts. Luxury homes near the canal typically range from $350,000 to $500,000. While the entry price is lower than Las Colinas or Hackberry Creek, it is considered a good value in terms of living infrastructure and school districts.

Overall, the premium neighborhoods in Irving can be categorized into three main areas: Las Colinas (urban luxury), Hackberry Creek (gated suburban community), and Valley Ranch (canal-planned residential area). Considering that the median purchase price for all homes in Irving is expected to be around $420,000 by 2025, these three neighborhoods are priced at 1.5 to 2.5 times that average.

While there are more expensive areas when you expand to the entire DFW region, if you want the best residential experience available in Irving, these three neighborhoods represent the true top tier.
