
Let's follow the process from the beginning when a child decides to rent out the house where their parents lived in Annandale. The parents moved to a nursing facility, and the child took on the responsibility of managing the house and renting it out. Since this was the home where the parents lived their entire lives, it was important to proceed carefully through each step.
The first thing to do was to check the rental market rates. According to RentCafe data, the average rent in Annandale is $2,218 per month, which is a 3.43 percent decrease from a year ago. A one-bedroom unit is around $1,931. Being close to Washington DC, rental prices in Virginia are relatively high. Depending on how many bedrooms the parents' house has and whether it is in a good school district, adjustments should be made above or below this average.
To accurately determine the actual rental income, fixed costs such as property taxes and insurance premiums also need to be factored in. Since the house was in the parents' name, I consulted with an accountant separately to handle tax matters and ownership issues.
After setting the rent, I listed the property on an online rental platform. By accurately describing the photos, conditions, and move-in dates, inquiries started coming in within a few days. I requested proof of employment and pay stubs along with the application to verify income.
I conducted screenings for the applicants. This involved checking credit scores, income verification (which should be three times the rent), and previous rental history. Since I was managing my parents' house, I took my time with this step and did not rush.
When writing the lease, I clearly included the rent amount, payment due date, late payment procedures, security deposit amount and return conditions, repair responsibilities, and lease duration. I also outlined the late fee cap and pet-related conditions. In Virginia, the security deposit is limited to two months' rent, so it is important not to exceed this cap. The full amount must be returned within 45 days after the tenant moves out, or a written notice detailing any deductions must be sent; failing to meet this deadline forfeits the right to deduct. If it is determined that there was intentional delay, the actual damages and attorney fees may also be charged. Virginia also requires that security deposits be held in a separate escrow account, which is different from other states.
It's important to know the procedures in case rent is overdue. According to the revised law effective July 1, 2026, Virginia has extended the notice period for unpaid rent from 5 days to 14 days. After notifying the tenant in writing, 14 days must pass before the lease can be terminated and a lawsuit filed in court.
On the move-in day, I prepared a move-in checklist with the tenant to document the condition of the house with photos. Recording the state of the wallpaper, floors, and appliances provides a basis for comparison when settling the security deposit later.
I decided to collect rent through bank transfers or online rental payment services. This way, there is an automatic record of payments, making it easier to manage on behalf of my parents. I also discussed with the tenant how repair requests would be handled and how to contact them in case of emergencies.
If the lease transitions to a month-to-month basis, Virginia requires that rent increases be communicated in writing at least 30 days in advance. It might be a good idea to discuss with family whether to continue renting out my parents' house at this point.
Although there was a lot of pressure in managing my parents' house, I found it to be less difficult than expected by checking each step in order. However, these regulations can vary by county or individual circumstances, so I recommend consulting a real estate professional or attorney before finalizing any contracts. If you are managing a family-owned home, keeping meticulous records of all documents and receipts will be very helpful for future tax filings and will provide a clear basis for explaining things to your parents later on.
