Columbus, the capital of Ohio, has seen a steady influx of residents in recent years due to the establishment of Intel's semiconductor plant and corporate relocations, leading to noticeable changes in the rental market. The monthly rent for 2-bedroom apartments is generally between $1,350 and $1,450 across the city, with new developments or popular areas often exceeding $1,600.
In terms of regional variations, Dublin and Hilliard are prominent Korean communities located northwest of downtown Columbus, known for their high school ratings and the presence of Korean markets, churches, and tutoring centers, making them particularly attractive to families with children. The rent for 2-bedroom apartments in these areas typically ranges from $1,550 to $1,800, which is significantly higher than the city average.
The Eastern area, with its large shopping malls and office complexes, attracts many young professionals and roommate shares due to its proximity to workplaces. With numerous new apartment complexes being built, the typical rent for 2-bedrooms is around $1,500, and well-equipped properties tend to have higher rents.
Grandview Heights and New Albany are absorbing rental demand from families due to their relatively quiet residential environments and excellent school districts. Notably, New Albany has seen an increase in inquiries due to its proximity to the Intel plant, with 2-bedroom rentals often exceeding $1,600.
In contrast, areas near downtown or in the southeastern part of the city tend to have lower rents, with some listings available in the $1,100 range. However, factors such as commuting distance, school districts, and safety should also be considered for overall satisfaction.
Recent trends indicate that Columbus rents are maintaining a gradual upward trajectory compared to the previous year. With new supply continuing, the market appears to be reshaping with increasing disparities between different areas rather than experiencing sharp spikes.
For Korean households, if prioritizing school districts and community accessibility, Dublin or Hilliard remains the top choice. However, if the budget is tight, it may be worthwhile to look for relatively affordable 2-bedroom options in the western part of Hilliard or some areas of Westerville. It is advisable to carefully check whether utilities are included, as well as parking and pet policies, before signing a lease.
