Monroe County, where Rochester is located, is known for its heavy snowfall. Among existing homes, those with flat roofs or outdated drainage systems can suffer damage from the weight of snow in winter and leaks during thawing periods, so it's advisable to check the roof and drainage conditions before purchasing. New constructions reduce these risks with modern insulation and roofing materials, but as mentioned earlier, the initial purchase price is a significant concern. For investors looking for rental income, Rochester has a steady demand due to the presence of universities and hospitals, but it's important to note that future price increases cannot be guaranteed, and demand may fluctuate based on local economic conditions.
When approaching home purchases, suburban areas like Pittsford, where new developments are active, differ significantly in pricing from older neighborhoods in downtown Rochester. Pittsford often sees new developments consistently supplied, combined with school district premiums, leading to prices that exceed the citywide average. On the other hand, prices for existing homes in the downtown area can vary greatly depending on whether they have been remodeled. When setting a budget for these two areas, it's practical to weigh commuting distances and school district ratings.
If you're considering areas like Pittsford or Brighton that overlap with preferred Korean school districts, keep in mind that with many older homes, it's essential to check the assigned schools along with the plumbing and electrical systems of the houses. Families moving from other states should also factor in that the property tax rate in Monroe County may feel higher than their previous residence. Property taxes and insurance rates vary by county and school district, so it's advisable to verify the exact figures.
