When transitioning to a company in the Research Triangle, I had to decide whether to rent first or buy a home right away. In such cases, the first thing to check is whether the Raleigh market is currently on the rise or in a correction phase.
According to Zillow, the average home price in Raleigh in 2026 is $435,237, which is a 2.0% decrease from the previous year. The average rent, as reported by RentCafe, is also down to $1,584, a 1.97% drop from the previous year. Both home prices and rents are showing a slight decline, likely as a correction after several years of rapid increases during the pandemic.
Looking at rent by room size according to RentCafe, a one-bedroom apartment costs $1,398, while a two-bedroom is $1,655. The number of tech and biotech workers moving to the Research Triangle has steadily increased, causing rents in this range to rise sharply for a while, but that upward trend seems to have slowed down in the last year or two.
A useful metric to consider in this range is the price-to-rent ratio. This is calculated by dividing the home price by the annual rent, and in Raleigh, the home price is about 23 times the annual rent of $19,008. This ratio exceeds 20, indicating a market that leans relatively towards renting.
While this ratio might suggest that renting is always advantageous, it is important to remember that it is just a snapshot of the current moment. In a phase where both home prices and rents are adjusting, the ratio itself can change over time.
From the perspective of someone moving in, here's a summary: with a 20% down payment, you would need to prepare $87,000, and combining mortgage, property tax, and insurance, the total would be around $2,700 per month. Compared to the rent of $1,584, that's a difference of over $1,000. Managing this kind of difference during the first 1-2 years while adjusting to a new job can be a burden. Additionally, in the early stages of moving, it can be hard to determine which neighborhood suits your commute or lifestyle, leading to hasty home decisions that may result in regret later. Therefore, it is often recommended for newcomers to rent for the first 6 months to a year to experience commuting routes, school districts, and local infrastructure firsthand.
However, it is also important to consider that both home prices and rents are currently in a correction phase. Rather than rushing into a purchase during a time of high ratios, it seems safer to first familiarize yourself with the area through renting while observing how the market moves. Conversely, if you are certain about settling in Raleigh for more than five years and already have your down payment ready, entering the market during a correction phase may not be a bad choice.
In fact, among those who rushed to make purchases during the pandemic, some faced difficulties later during the correction phase. On the other hand, those who rented for 1-2 years and observed the market before entering during the current correction phase have reported being able to negotiate more comfortably. This indicates that which option is more advantageous can change depending on market conditions.
North Carolina is known for having a lower property tax rate compared to many previous states, but there are differences depending on the county and school district, so it is essential to check based on actual listings. Areas that Korean families often consider tend to have high ratings on GreatSchools, but school district boundaries change frequently, so it is advisable to verify the assigned school before purchasing. If you have recently moved from another state, the closing process and loan documents may feel different from your previous state, so it is recommended to ask your agent about each step as you proceed. It is not too late to make a decision after thoroughly experiencing the area. Separating the time to adapt to a new city and the time to choose a home can be more comfortable.
