Looking at the increase in home prices in the Chino area, a notable trend is evident even within the Inland Empire. In early 2021, the median home value was around $540,000, and by 2026, it has risen to approximately $772,000. This represents an increase of about 43% over five years.
Between 2021 and 2022, there was a surge in demand from migrants coming from Los Angeles and Orange County, leading to the steepest price increases. Although the rate of increase temporarily slowed during the interest rate hikes in the second half of 2022, it has transitioned back to a steady upward trend starting in 2023, with slight increases continuing over the past year.
Compared to the national average cumulative increase of 35-45% over five years, Chino's 43% is close to the upper end of that range. This appears to reflect strong demand typical of emerging migration areas.
Factors driving Chino's increase include job growth due to the expansion of logistics and distribution industries, relatively low entry prices compared to LA and OC, and a preference for school districts resulting from the development of new residential communities. There seems to be a steady influx of demand for spacious new homes, even if it means long commutes.
It is important to carefully monitor whether this trend will continue. If the expansion of logistics centers slows or interest rates remain high, the rate of increase may naturally adjust, likely leaning towards gradual stabilization rather than a sharp correction.
For Korean households, Chino is considered one of the few areas where they can purchase new homes at relatively reasonable prices. However, since the increase over the past five years has already been significant, it may be wise to consider future supply plans and commuting conditions when weighing the timing of a purchase.
If long-term residency is assumed, it remains an attractive option in the region.
The above figures are estimates based on Zillow ZHVI as of January 2021 and the first half of 2026, and there may be price differences depending on specific communities.
