Local media still classify Lansdale as a somewhat competitive seller's market, but the increase in inventory compared to previous years is a positive sign for buyers. With a purchase price around $450,000 and rent around $2,000, the conditions are close to the 1% rule, suggesting a potentially favorable scenario for investors based solely on cash flow. However, to accurately assess actual returns, cap rates, vacancy risks, and maintenance costs must also be considered. Areas with steady population growth tend to maintain shorter vacancy periods, which can be seen as an advantageous factor.
There are three main items to verify. First, the assigned schools in the North Penn School District are generally preferred by Korean families, but boundaries can change, so it is essential to check by address. Second, Pennsylvania property taxes vary significantly based on school district tax rates. Third, if moving from another state, do not estimate based on the property taxes and insurance from your previous residence; instead, obtain a county assessment separately. These three items provide a minimum checklist to gauge whether conditions are favorable or unfavorable.
While areas with steady population influx are advantageous in the long term, short-term spikes in numbers may also contain misleading elements. It is advisable to consider both aspects together. If approaching as a primary residence, there is now the opportunity to compare various listings within the increased inventory, and if approaching as an investment, focusing on the steady but gradual population growth that creates long-term rental demand seems to be a stable choice.
