Are There Really Many Homes Over a Million Dollars in Centreville? - Centreville - 1

Living in the U.S. these days, it's confusing to determine what it means to live well when there are so many neighborhoods where a single home costs a million dollars.

So, I looked into the home prices in Centreville.

According to Zillow data from the end of July 2026, the average home value in Centreville is about $624,000.

The median sale price from Redfin in June was around $580,000. This figure includes condos and townhouses, so for someone only looking at single-family homes, the actual prices might feel higher than this.

One of the places I've been keeping an eye on in Centreville is Little Rocky Run. This is an older planned community with plenty of trees and decent space between homes, giving it a different vibe compared to the typical townhouse clusters in Centreville.

However, I was surprised when I saw the prices. According to Redfin, the median sale price in Little Rocky Run for the last three months of 2026 reached about $938,000. However, since it's a neighborhood with low transaction volume, the median price can fluctuate significantly with just a few expensive single-family home sales.

Recent transactions include townhouses in the $500,000 range and single-family homes over $900,000, so it's not accurate to think, "All homes in this neighborhood are $940,000."

Once you start looking for larger homes in Centreville, a million dollars no longer seems like a special number.

Currently, if you look at listings, there are single-family homes starting around $1.2 million and some exceeding $1.5 million, with large properties and homes around 7,000 to 8,000 square feet going for over $2 million. Zillow currently lists a 7-bedroom home for about $2.49 million and a large home for $2.295 million in Centreville.

Of course, comparing Centreville to McLean or Vienna tells a different story.

Based on current listing prices, homes in McLean often exceed $2 million, and Vienna is also quite expensive. In contrast, Centreville features a wide range of options starting from the $600,000 to $700,000 range, single-family homes in the $800,000 to $1 million range, and even those in the $1.5 million to $2 million range.

Additionally, even within Centreville, it's difficult to judge home prices just by looking at the address. According to Zillow's current ZIP Code data, the average home value in the 20121 area is about $564,000, while in 20120 it's about $699,000. Just next door in Clifton 20124, it rises to about $1,018,000.

Looking at these numbers, I feel that ultimately, real estate should be assessed on a case-by-case basis rather than just by neighborhood name.

Not everyone living in Centreville is in a $600,000 home, and it's also hard to say that living in a million-dollar home automatically makes someone incredibly wealthy.

However, if the goal is to have a bank balance of a million dollars, one thing is certain.

It seems much more comfortable to make a million dollars first than to buy a million-dollar home right away.
