
A family considering a move to Georgia recently asked a question. They are trying to settle in Augusta and are unsure whether it would be better to buy a home right away or start with renting. Whenever I receive such questions, the first thing I check is the actual relationship between home prices and rental costs in that area.
In the case of Augusta, the average home value according to Zillow is $188,454. This is a 2.1% increase from a year ago (as of July 31, 2026). The rental cost, based on the Apartment List August report, is $1,224 per month, which has also risen by 1.1% compared to a year ago. Both home prices and rental costs are increasing, but home prices are rising slightly faster.
A key indicator to gauge the relationship between the two is the price-to-rent ratio. This is the number obtained by dividing the home price by the annual rent. For Augusta, this means dividing $188,454 by $1,224 multiplied by 12, which gives a value of 12.8. This is considered low compared to other cities in Georgia. A low ratio indicates that buying is relatively more advantageous than continuing to rent.
Another point that is easy to overlook is that while rent payments disappear each month, the portion of the mortgage payment that goes toward the principal builds equity over time. There are loan programs available that do not require a 20% down payment to purchase a home, but it is important to note that a lower down payment ratio increases the burden of mortgage insurance.
When looking at mortgages, this difference becomes even clearer. The current 30-year fixed mortgage rate is around 6.65% (Freddie Mac PMMS, as of August 20, 2026). Assuming a 20% down payment, the monthly principal and interest payment would be about $968, which is actually lower than the current rent of $1,224. Of course, property taxes and insurance would be added, but even considering that, the gap is not significant.
Historically, Augusta has been a region with stable rental demand due to military-related population movements. While this trend has not changed much, the fact that home prices have remained relatively low means that the burden of purchasing is definitely lighter compared to other major cities. The presence of large hospitals and government facilities related to cybersecurity in the area also contributes to its reputation as a relatively stable job market, which is one of the reasons home prices and rental costs move gradually without significant fluctuations.
It is also worth noting that Augusta is a city that straddles the border between Georgia and South Carolina. The area across the river, North Augusta, may have different property tax structures and state income tax implications, leading many to compare the two regions. Depending on which side of the river you settle on, your monthly tax burden may vary, so it is advisable to check the tax regulations of both states.
If you already have a down payment saved and plan to stay in the area for a long time, based on the current numbers, buying seems to be the more advantageous choice. On the other hand, if you are still short on funds or may need to move again for work in a few years, it might be more stable to start with renting while saving more money.
Areas preferred by Korean families often cluster around Columbia County within Augusta. While school ratings can be checked through GreatSchools or state education department resources, school district boundaries can change frequently, so it is advisable to verify the assigned school for the specific address before making a purchase.
For families moving from out of state, there are often discrepancies between estimated property taxes and insurance based on their previous location and the actual costs. Since tax rates and exemption programs vary by state and county in Georgia, it is worth checking if there are property tax relief programs like the Homestead Exemption.
