One was a new complex built just 2 years ago, while the other was an older apartment located 15 minutes away. The rent difference was about $250 per month, and it was important to understand what that $250 really meant.
The first question that arises is the level of rent itself. According to RentCafe, as of March 2026, the average apartment rent in Federal Way is $1,849, which is nearly the same as the $1,845 from a year ago. A studio apartment averages $1,333 for 467 square feet, a 1-bedroom is $1,599 for 690 square feet, a 2-bedroom is $1,896 for 952 square feet, and a 3-bedroom is $2,349 for 1,187 square feet. About 57% of the available listings fall between $1,501 and $2,000, making this range the practical negotiation zone.
The next question is where this difference comes from. The new complex benefits from insulation and smart home features, resulting in lower heating and cooling costs, and it comes with a builder's warranty that covers structural and equipment issues. The family I mentioned earlier decided on the new property after confirming the warranty period for plumbing and electrical systems with the management office. In contrast, the older property had lower management fees, but the building was over 25 years old, and they were informed that a roof replacement would be needed soon.
The third question concerns property taxes. Federal Way is part of King County, where the effective tax rate is about 0.83%, and the median annual tax for the county is around $7,114. Washington State does not have a separate state income tax, but property taxes and sales taxes are relatively high, so families moving from other states should understand this structure in advance. Tax rates can vary based on the county or assessed value, so it's advisable to check the actual bill for confirmation.
Many people also ask about school districts. Federal Way has a mix of new and older complexes, so even within the same school district, rent prices can vary significantly based on the age of the buildings. School district boundaries change frequently, so it's best to verify the assigned school for a specific address before signing a lease.
Ultimately, that family chose the new construction. When factoring in management fees and warranties, they opted for the option that reduced long-term maintenance risks over the immediate rent difference. However, this choice was tailored to their specific situation, and it cannot be concluded that new construction is advantageous in every case.
Investors considering purchases for rental income will need to do different calculations. Federal Way has lower purchase prices compared to Seattle or Bellevue, which reduces the initial investment burden. New constructions tend to rent out relatively quickly, but the purchase price is higher, while older properties have lower purchase prices but require consideration of vacancy periods and repair costs. It's safer to assess the risks associated with either option before making a decision.
Conditions can vary even within neighborhoods. Areas closer to Highway 5 have seen recent new developments, while older residential areas near schools and parks have many established families. By considering commute times and convenience, you can account for aspects that may not be visible just from the rent difference.
Returning to the initial story, the decisive reason that family chose the new construction was the lower likelihood of major repairs in the coming years compared to the $250 rent difference. Conversely, for families wanting to minimize immediate monthly expenses, an older property with lower management fees might be a better choice. Ultimately, which option is more favorable is not determined by a single number, but rather depends on the length of stay and the risks one can manage. When viewing properties, it's wise not to compare only the rent but also to review management fee statements, recent repair histories, and warranty conditions side by side to minimize regrets.
