Year by year, from 2021 to the first half of 2022, demand from buyers displaced from high-priced urban areas like Seattle and Bellevue surged, causing prices to jump sharply. From the second half of 2022 to 2023, the rate of increase slowed due to the impact of rising interest rates, but the decline was limited compared to other areas. After 2024, a gradual increase is expected to continue, showing signs of stabilization.

Compared to the national average cumulative increase of 35-45% during the same period, Federal Way appears to have remained at a slightly lower or similar level.

Factors influencing the rate of increase include the influx of actual buyers seeking relatively affordable prices compared to Seattle and Bellevue, employment in logistics and aviation industries towards South Seattle and Tacoma, and a more active supply of new homes compared to nearby urban areas. During periods of rising interest rates, these factors also contributed to slowing the upward trend in purchasing power.

The market seems to require cautious observation moving forward. While the steady influx of demand seeking affordable prices compared to urban areas lowers the likelihood of a sharp decline, there remains a possibility that the rate of increase could narrow again depending on interest levels.

For Korean households, the relatively low entry barriers compared to Bellevue or downtown Seattle could be advantageous when considering the timing of purchases. However, it is essential to carefully evaluate living conditions rather than rushing based solely on price, taking into account commuting distances and lifestyle infrastructure.
