According to Zillow, the average home value in Kansas City is approximately $256,000 as of 2026, compared to around $178,000 in early 2021, marking a 44% increase over five years. The median sale price over the last three months is $305,000, reflecting a nearly 9% increase compared to the same period last year.
Year by year, there was a strong increase during the low-interest period from 2021 to 2022, and while there was a correction during the interest rate hikes in the second half of 2022, the decline was not significant. After 2024, a renewed upward trend is expected.
Compared to the national average cumulative increase of 35-45% over five years, Kansas City can be classified as a region that has recorded an increase close to or exceeding the upper end of that range. While it may not match the emerging Sun Belt cities like Atlanta or Austin, it shows a notable upward trend among Midwestern cities.
Factors driving this increase include the expansion of logistics and data center industries, an influx of people seeking relatively low living costs, and new housing supply not keeping pace with rising demand. Particularly, the metropolitan area spanning both Kansas and Missouri has a wide commuting range, resulting in a strong demand base.
Looking ahead, a cautious approach seems necessary. Given the recent sharp increase, there is a possibility of a slowdown in the short term, but as long as the supply shortage is not fundamentally resolved, the likelihood of a significant decline appears low.
For Korean households, Kansas City is still considered a region with relatively low entry prices and remaining potential for growth. If considering a purchase, it would be wise to closely monitor the price trends in desired areas, especially given the recent sharp increases. For selling, since the market is currently on the rise, it would be more reasonable to confirm the appropriate market price before making a decision rather than rushing into it.
