First, let's look at the prices. According to Zillow (as of June 30, 2026), the average home value in Honolulu is $767,860, which is a 0.9% increase from a year ago. Redfin reports that the median sale price over the past month is $605,000, up 7.6%, and the Honolulu Board of Realtors shows that the median price for single-family homes is $1,205,000. This is why it is important to differentiate between condos and single-family homes. This difference reflects the dual market structure of condos and single-family homes in Oahu.
Looking at inventory and the time it takes to sell, the market's characteristics become clearer. As of July 2026, the time to sell single-family homes is 16 days, down 20% from a year ago, while condos take 39 days, a 22% decrease. Inventory shows 1.5 months for single-family homes and 3.2 months for condos, indicating that condos have relatively more supply. In the past, condos were seen as an easy entry point for investors, but now the scarcity of single-family homes has led to a reevaluation of the condo market.
The fact that rental yields are low ultimately reflects the nature of this market. Honolulu is more of a market that relies on long-term capital appreciation rather than monthly cash flow. Long-term price increases of 3% to 5% have been observed over various periods, which aligns with the structural characteristics of Hawaii's economy as a tourist, military, and Asia-Pacific logistics hub. However, there is no guarantee that this price appreciation will continue, so approaching it with the assumption that prices will always rise is risky.
Due to its geographical nature as an island, Oahu has structurally limited new supply. This is a factor that supports prices in the long term, but it also means that once a high-price structure is established, it does not easily decrease.
If screening criteria like cap rates or the 1% rule are applied, Honolulu generally does not pass. Therefore, for those approaching this market as an investment, it is more realistic to broaden the assessment to total return, considering long-term asset value appreciation relative to actual investment rather than just cash flow. However, while Hawaii has relatively low property tax rates overall, condos can have significant management fees and special assessments, so relying solely on surface cap rates can lead to a significant discrepancy from actual cash flow.
The difference between the average value of $767,860 and the median value of $1,205,000 for single-family homes ultimately illustrates the characteristics of the Honolulu market, which has a high proportion of condos. If you calculate a loan principal of $600,000 at 6.6% over 30 years, the monthly principal and interest would be around $3,836, but when you add condo management fees, the actual monthly housing cost burden is much higher.
To approach investment in a market with low rental yields, it is necessary to recalculate based on net income that reflects management fees, special assessments, and insurance premiums. Estimating cap rates based only on surface rental income can lead to significant discrepancies from actual cash flow, which is a common pitfall not only in Honolulu but also in markets with a high proportion of condos.

Within Honolulu, school district evaluations can vary by area, so please refer to GreatSchools ratings and check the assigned school before signing a contract.
