Before closing, there was a case where an unpaid construction lien left by a previous owner was discovered during the title search. This was for a buyer in Tampa. The house appeared to have no issues on paper, but the title company informed us of this fact just two days before closing. We successfully completed the transaction by negotiating with the seller to add a clause in the contract to resolve the lien before closing. In such moments, how quickly and accurately the agent adjusts the contract clauses determines the success of the transaction.
Looking at the recent market, Tampa still requires this kind of detailed coordination. As of January 2026, the median sale price in Tampa is $445,000, which is a 17.11 percent increase compared to the previous year. During the same period, the sale-to-list ratio was 95.52 percent, and the percentage of offers exceeding the asking price was 12.64 percent, which has decreased compared to a year ago. There is a clear trend of moving from a seller's market to a more balanced market.
Among the cases I reviewed, the outcomes often varied significantly based on how thoroughly the agent managed the following five roles:
- Property search and comparative market analysis
- Offer preparation and negotiation
- Contract clause review
- Scheduling inspections, appraisals, and title searches
- Managing the entire closing process
Since the NAR lawsuit settlement in 2024, buyers must first sign a written Buyer Agency Agreement before viewing properties. This contract specifies the commission structure and the scope of services provided, and understanding this accurately from the beginning helps reduce unnecessary confusion during negotiations and the closing process.
When unexpected situations arise, such as title issues, working with an agent who understands both the language and culture allows for accurate confirmation of contract adjustment clauses in Korean. Living conditions, such as access to preferred school districts, Korean markets, and religious communities, can also be discussed naturally. An experienced agent can guide you through special situations like preparing for international remittances from Korea or applying for an ITIN for the first time, as well as FIRPTA withholding for non-resident foreign sellers. If the agent has a reliable network of attorneys, mortgage brokers, and inspectors, they can respond quickly even if issues arise just before closing.
Looking at similar cases, older homes often had more complex title histories. There were instances where remodeling records were not properly registered with the county, or properties were listed before the inheritance process among previous owners was completed. Many of these issues can be largely prevented by carefully reviewing the title report early in the contract drafting process.
It is also common for the appraised value to fall short of the offer price. In such cases, you must choose one of the following options: renegotiate the price with the seller, cover the difference in cash, or cancel the contract. How you include the appraisal contingency clause at the beginning of closing can significantly affect the room for negotiation later on. The closing documents also include the title insurance policy. Even if ownership disputes arise later, having this insurance can protect you from significant legal costs, so understanding the coverage of title insurance accurately at the beginning of the contract helps ensure a smooth closing process. There are also administrative procedures to handle after closing. The transfer of ownership registration, property tax name changes, and utility account transfers must all be completed for the transaction to be considered fully finished, and it is important to check whether the agent can guide you through these post-closing procedures as well.
This article is not investment or legal advice, and tax and title conditions may vary by county, so consulting with a professional before the actual contract is recommended.
