
A few years ago, a friend of mine almost signed a contract in Henderson without fully understanding the English terms. Since the 2024 National Association of Realtors (NAR) lawsuit settlement, an additional step has been added to this process. Buyers must sign a buyer agency agreement in writing before viewing properties, and this contract must specify the amount or method of calculating the agent's commission (nar.realtor). The reason my friend paused just before signing was precisely this clause. By reviewing the English document and clarifying it in Korean, they could confirm any questions on the spot.
After that, the family went through the entire process together, from writing offers and negotiations to contract review and closing. Henderson has several school districts that Korean families prefer, so I also provided information on school assignments along with access to Korean markets and churches. While school ratings can be checked using indicators like GreatSchools, the boundaries often change, so I recommend verifying based on the actual address.
If a family is coming from another state, they should also consider Nevada's unique tax structure. While there is no state income tax, property taxes and HOA fees may feel different from their previous residence, so if they only calculate based on their previous state, there could be discrepancies in actual holding costs. For those who have just immigrated from Korea, there are often issues with credit records or international remittance procedures, but having experience dealing with these situations makes it easier to connect with banks or mortgage brokers.
The home that family ultimately contracted was not the first property they were interested in. Two offers overlapped, and the seller chose a more favorable condition, but because they had anticipated the possibility of the appraisal coming in lower than the offer price and prepared a response plan, they were able to quickly submit an offer on the next property. In such moments, hesitating can mean missing out on a property, so it's important to clearly outline desired conditions in advance.
Henderson is a region that many families seeking quiet residential areas prefer, even though it is part of the Las Vegas metropolitan area. In fact, during consultations, I often get questions about the differences in school districts and HOA regulations between Las Vegas and Henderson. Since the two areas are adjacent, choosing one over the other can significantly affect commute times and convenience, even with the same budget. Such comparisons are hard to discern just by looking at property listings, so having firsthand experience living between the two areas is practically helpful.
Ultimately, as in my friend's case, not missing a single line in a contract can change the direction of the entire transaction.
