
Ten years ago, Reno was more familiar as a city of gambling and skiing rather than a destination for people moving from Silicon Valley. From my perspective, having experienced both then and now, it's not an exaggeration to say that Reno's rental market has transformed into a completely different city. Currently, the average rent for a 2-bedroom apartment is between $1,600 and $1,750, with the median around $1,650. The influx of jobs from Tesla's Gigafactory and various logistics companies from California has been a key factor driving this increase.
The demand for 2-bedroom apartments is concentrated in three main areas. Downtown and Midtown Reno attract young professionals, graduate students, and roommate shares, with a well-established walkable lifestyle. The Damonte Ranch area in South Reno is preferred by families due to its stable school districts and many new developments. The Somerset area is relatively quiet and has a pleasant natural environment, making it appealing to remote workers and retired couples.
Rental differences by area are largely influenced by whether the buildings are new and the commuting distance. While some 2-bedrooms in new developments in Damonte Ranch can exceed $1,900, areas on the outskirts of downtown or those with many older buildings can have listings in the $1,400 range. Regions near industrial parks in Sparks have recently shown a noticeable increase in rental prices.
Looking back at the trends of the past few years, Reno experienced a sharp rise in rents due to an influx of California migrants, followed by a phase where new supply eased the rate of increase somewhat. Nevertheless, in the long term, rents are still nearly double what they were 10 years ago, which can be interpreted as a result of the ongoing job creation effects from companies that have moved from Silicon Valley.
While Reno does not have as large a Korean population as Las Vegas, there has been a gradual increase in Korean families in recent years. Small Korean markets and restaurants have begun to establish themselves in South Reno and near Midtown, where 2-bedrooms are trading at around $1,650 to $1,800.
For Korean households, if you work at Tesla or in logistics near Sparks, it's advisable to prioritize commuting time when choosing a location. If school districts are important for your children, consider Damonte Ranch; if you want to reduce living costs, look at the outskirts of downtown.
Ultimately, Reno is no longer an affordable alternative city but has become a new growth market created by those fleeing California's high cost of living. If you plan to stay long-term, consider that current rental levels may gradually rise in the future when deciding on your lease term.
