When looking at the Annandale market, there is one point that seems puzzling. Despite fluctuations in the federal government job market, home prices are actually rising.
According to Redfin, the median sale price in Annandale over the last three months is $850,000, which is a 14.8% increase from a year ago, and the average days on market is 21 days, down from 27 days a year ago (Redfin, 2026). Zillow reports the average home value at $768,561, which has remained relatively stable over the past year (Zillow, 2026). While these two indicators move slightly differently, it is still difficult to say that we are in a clear price adjustment phase.
However, the employment indicators for Fairfax County, where Annandale is located, are moving differently. As of April 2026, the number of employed individuals has decreased by 3% compared to a year ago, and the number of unemployed individuals has increased by 10% as of August of the same year (FFXNow). There are over 180,000 federal employees in Northern Virginia, and there are analyses suggesting that workforce reductions related to government efficiency are targeting both defense industry contractors and private sector employees.
If federal employment were to decrease by 20%, it is projected that job losses in Fairfax County could exceed 82,000, leading to a 13% decline (Annandale Today). In the greater Washington area, it has been analyzed that jobs decreased by 1.7% over the year ending in late 2025, marking the steepest decline among major metropolitan areas (PCREhomes, March 2026).
Despite this, the reason home prices are holding steady appears to be due to a significant lack of inventory. Existing homeowners are reluctant to sell and give up their low mortgage rates due to the lock-in effect, and Annandale has always been a neighborhood where listings sell quickly due to its school district and accessibility. This situation illustrates that if inventory does not increase, prices will not easily decline, even with shaky employment. However, not all neighborhoods are holding up the same way. Observations suggest that neighborhoods with a higher proportion of federal contract workers are showing signs of increasing inventory.
For families prioritizing school districts, Annandale remains a highly preferred area among Korean parents. However, school district boundaries change frequently, so it is essential to verify assigned schools before making a contract.
Families moving from other states should be aware that Virginia's property tax and income tax structures differ significantly from Texas. Virginia has a state income tax, and property tax rates vary by county, so it is necessary to check before closing.
Investors looking for rental income should monitor how employment uncertainty may impact rental demand. It is safer to calculate vacancy risks and interest rate fluctuation risks conservatively. For families moving to Annandale, it is advisable to understand that the local economy is sensitive to policy changes due to the high proportion of federal employment. Conversely, the stable school district and accessibility to Washington, DC, remain consistent strengths regardless of fluctuations in the job market. The ability to commute to Washington, DC, via public transportation remains an attractive factor for commuters working in private companies, and this commuting demand appears to support prices even amid employment uncertainty. Considering these indicators, making a decision to move to Annandale now seems safer when weighing long-term residency plans over short-term price gains.
Currently, Annandale presents a rare combination of employment market instability and still robust home prices. This article is intended for general informational purposes, and it is recommended to consult with professionals before making any contracts or investments.
