If you start looking around to save on housing prices in LA, there's a name you'll eventually hear.
It's San Fernando. At first, I was skeptical, thinking, "Is it really that cheap here?" But once you see it, it makes sense.
There aren't many neighborhoods in LA County where you can live independently at this price point.
Within San Fernando, the more affordable areas are to the east, especially near Pacoima.
In this area, you can sometimes find a small one-bedroom apartment for about $1,500 a month.
Of course, it's hard to say it's cheap by absolute standards, but compared to the Westside, it feels like almost half the price.
If you're not expecting too much and think, "Let's make do with affordability," it's a realistic choice.
Many people also consider Sylmar, which is just north of here. The locations are close, so the living conditions are quite similar.
However, the discussions about safety and schools can vary a bit. It's not that it's necessarily bad, but there are differences from neighborhood to neighborhood, so it's comforting to check things out in person before signing a lease.
The cost of living also varies. This neighborhood has many local restaurants like taquerias, so dining out is less of a burden.
Since it's a Spanish-speaking area, prices overall aren't too high. Grocery shopping and basic living expenses are definitely lower than in central LA or more expensive neighborhoods.
On the downside, there are often not many Korean markets or restaurants nearby, so you'll need to drive to get to them.
This can be a bit of a hassle. In the end, you're giving up some convenience in exchange for affordability.
Interestingly, I know quite a few people who initially thought, "I'll just stay here for a little while," but end up living here longer than expected.
When I ask them why, the answers are similar. It's quiet, the neighbors are decent, and while it's not flashy, it's comfortable to live in.
There's nothing particularly to brag about, but it's a neighborhood where life runs smoothly. San Fernando has a subtle charm that keeps people around.
