The status as the largest economic and logistics hub in the Southeast has remained stable, resulting in relatively stable price trends.
According to data from real estate research institutions, the median home price in the Atlanta metropolitan area was around $300,000 at the beginning of 2021. As of 2026, it is now around $390,000, indicating a cumulative increase of about 30% over five years.
Considering that the national average cumulative increase over five years is between 35% and 45%, Atlanta has recorded a slightly lower increase.
Year by year, from 2021 to 2022, there were double-digit increases similar to other major Southern cities. After interest rate hikes in the second half of 2022, the upward trend noticeably slowed, and from 2023 to 2025, the steady increase in new housing supply led to a pattern of gradual increases and adjustments. In the past year, a decline of about 2.3% has been observed, indicating that the market is taking a breather.
The reason Atlanta's price increase has not been as significant as other Sun Belt cities is due to active new construction utilizing large plots of land. The relatively flexible increase in supply has helped suppress sharp price hikes. On the other hand, the relocation of major corporate headquarters, the expansion of the film and content industry, and its position as a logistics hub in the Southeast continue to create a solid demand base.
Future trends need to be watched carefully. Given the strong job base, the likelihood of a sharp decline seems low, but as supply continues to increase, the potential for significant price increases also appears limited.
For Korean households, Atlanta's relatively steady price trends compared to other Southern cities are an advantage. There is no need to rush if you missed the rapid increases; it seems reasonable to identify areas with good school districts and those with new supply to find a suitable buying opportunity based on your situation.
