If there are plans to sell the property later and move to another investment, considering a 1031 exchange to defer capital gains tax is worth exploring. The investor who initially brought in the spreadsheet ultimately proceeded with the contract only after incorporating all these factors, and while the numbers decreased, they were not surprised by unexpected expenses after the contract was signed.
