Looking at real estate data over five-year intervals, St. Louis leaves a strong impression as a quietly steady market.
According to Zillow data, the average home value in St. Louis County is approximately $261,000 as of 2026, compared to around $196,000 in early 2021, marking an increase of about 33% over five years. For reference, the average home value in St. Louis City itself is around $172,000, significantly lower than the county, indicating a considerable price disparity between the city and county within St. Louis.
Data shows that during the low-interest period from 2021 to 2022, there was a double-digit increase, and after interest rate hikes in the second half of 2022, the rate of increase dropped to less than half, entering a correction phase. From 2024 onward, a gradual increase of around 3-6% per year is expected to stabilize.
Compared to the national average five-year cumulative increase of 35-45%, St. Louis is somewhat lower. However, given the originally lower price range, the monthly payment burden is consistently confirmed to be much less compared to other major cities.
Factors supporting the increase include moderate growth in the healthcare and bioscience industries, an influx of buyers seeking relatively low living costs, and a shortage of listings in popular school districts with limited new supply. Conversely, population decline in some city areas and aging housing stock remain factors that continue to limit price increases.
The future trend should be approached cautiously. Unless interest rates drop significantly, a similar gradual increase pattern is likely to continue, and the price gap between the county and city is expected to be maintained or slightly widen for the time being.
For Korean households, it seems reasonable to first decide whether to look in the county or city based on budget and purpose. If prioritizing residence and school districts, it is advisable to refer to the market trends in the county area, while those wanting to access with relatively low initial costs should also check the redevelopment trends in the city area.
