Miami-Dade County Public Schools is the fourth largest school district in the United States.
There are over 400 schools, with some rated in the 2s and others in the 9s coexisting within the same county. Understanding this disparity is the most important first step when choosing a home in Miami.
According to the data, the areas in Miami with the most stable school district ratings are Palmetto Bay, Coral Gables, and southwestern Kendall. Palmetto Bay has Miami Palmetto Senior High School, which receives a GreatSchools rating in the 7-8 range and is also mentioned as A- level by Niche. Coral Gables Senior High School in Coral Gables operates an IB (International Baccalaureate) program and is known for its GreatSchools rating in the 8 range.
Data shows that Korean families most often consider Kendall and Palmetto Bay when settling in Miami. Both areas are located in southwestern Miami and have relatively good access to Korean grocery stores and churches. According to Zillow, the median price for single-family homes in Kendall is estimated to be around $500,000 to $580,000 as of 2025. Considering that the overall median in Miami-Dade County is around $450,000, there tends to be a school district premium of 10-25%.
In contrast, areas like Liberty City and Overtown, which have lower school ratings, tend to have median home prices in the $250,000 to $300,000 range. Even within Miami-Dade, home prices can vary by more than double depending on the area, with a significant portion of that difference stemming from school district ratings.
Miami-Dade has a well-developed Magnet School system. Even if the residential school district is low, students can apply to excellent magnet programs based on academic performance and test results. Programs like the MAST Academy and Coral Reef Senior High School's forensic program are known to receive ratings close to A+ on Niche. However, competition for magnet programs is quite high, so it is common to review them alongside assigned school districts.
Comparing with Broward County is also practical. Areas like Weston and Pembroke Pines in southern Broward tend to have overall higher GreatSchools ratings than Miami-Dade. If you want to maintain a job in Miami while improving school district standards, living in southern Broward is a realistic option.
You can check school district boundaries by entering your address on the School Boundary Finder on the official Miami-Dade site. The open enrollment application period is usually from December to January, and if you miss this window, it can be difficult to change assigned schools for that school year. Miami tends to have steady demand for moving, so home prices tend to rise in the spring (February to April), making it efficient to look at the previous fall market if you plan to move in the summer.
