I have looked at both high-rise condos near the Strip and low-rise condos in the outskirts of Las Vegas. The sale prices differed by nearly double, but the gap in HOA fees was even larger. Recent market trends show a clear distinction in management fees based on the building's height and location.
According to data from nevadarealestategroup.com and topvegascondos.com, the median HOA fee for Las Vegas condos is around $118 per month, but the actual range varies widely from $50 to over $900 per month. Small low-rise condos in North Las Vegas are around $100 per month, while high-rises near the Strip can exceed $500 to $1,000 per month due to concierge services, valet parking, and sophisticated building maintenance.
HOA fees typically include maintenance of the building's exterior, master insurance, management of common facilities like pools and gyms, landscaping, trash collection, and reserves. The larger the high-rise with more facilities, the greater the scale of these items, which explains the widening gap.
Under Nevada's NRS 116 statute, associations are required to conduct a reserve study of major components of the common areas at least once every five years and review its adequacy annually. NRS 116.3115 specifies that associations must establish reserves based on reasonable standards. This information is provided by fsresidential.com and propfusion.com.
However, some high-rises near the Strip are classified as non-warrantable due to their condo-hotel structure that allows for short-term rentals. According to sellmyhomelv.com, these buildings require portfolio loans instead of conventional mortgages, and down payments tend to be higher, ranging from 25 to 35 percent. Lenders also review the HOA's budget health, reserve study results, investor ownership ratios, delinquency rates, and any ongoing litigation.
If reserves are insufficient, special assessments may be suddenly imposed when major repairs are needed. When comparing properties, it is advisable to check not only the sale price and HOA fees but also the recent reserve study results and financial statements.
Condos in suburban areas like Summerlin or Henderson tend to have simpler facilities, resulting in relatively lower HOA fees. In contrast, areas near the Strip often have higher sale prices and HOA fees due to tourist demand and short-term rental potential. If you plan to live there, condos located a bit further from the Strip may be a more affordable option each month.
However, there have been recent changes to the criteria for non-warrantable classifications. The previous rule that classified any building with more than half investor ownership as non-warrantable has been relaxed, leading to some buildings that were previously blocked from loans now being eligible for conventional financing. Nonetheless, these criteria can change, so it is wise to directly confirm the latest status of the building with the lender before making a contract.
Las Vegas has several areas that Korean families are interested in for settling down or investment purposes. While school districts can be referenced through GreatSchools or Niche, boundaries change frequently, so please verify the assigned schools for the specific address before purchasing.
- Whether the building allows short-term rentals as a condo-hotel
- Recent reserve study results and whether they are updated every five years
- Investor ownership ratio and delinquency rates
- Any ongoing or pending litigation
Rather than deciding based solely on the sale price, it may be beneficial to also check the management structure of the building and the availability of financing to reduce future burdens. This article is not investment or legal advice, and it is recommended to consult a real estate professional before making any actual contracts.
