
People who are seeing Torrance for the first time are often surprised by the number of Korean families with a strong focus on education within the city.
The reason is not solely due to the Korean community. There is data showing that the Torrance Unified School District (TUSD) consistently ranks among the top in Southern LA County.
The elementary schools with the highest ratings within TUSD are mainly located in the eastern and northern parts of Torrance. Schools like Victor Elementary (GreatSchools 9/10), Towers Elementary (8~9/10), and Anza Elementary (8/10) frequently rank at the top. In particular, Victor Elementary is known for its high ratings in both academic achievement and parental involvement.
For middle schools, Hull Middle School (GreatSchools 7~8/10) and Calle Mayor Middle School receive good evaluations. At the high school level, South High School (GreatSchools 8/10) is considered one of the top schools in TUSD based on AP course completion rates and UC admission statistics, making it highly preferred among Korean parents. West High School also receives a similar rating of 8/10.
Looking at housing prices to assess the school district premium, the median price for single-family homes in the South High School assigned area (southeast Torrance) is about $900,000 to $1,100,000 according to Redfin for 2025. In contrast, properties in the area west of El Camino Real and south near Lomita can be found in the $700,000 to $800,000 range, indicating a school district premium of about $150,000 to $300,000. Compared to the overall LA County, Torrance tends to have reasonable home prices relative to its school district quality.
In terms of the Korean community, Torrance is one of the most prominent areas in Southern California. Korean markets, restaurants, and churches are concentrated near the intersection of Artesia Boulevard and Hawthorne Boulevard, and the percentage of Asian students in the district is over 40% of the total TUSD student population. Notably, Korean families with elementary school-aged children tend to prioritize the Victor and Towers assigned areas.
When comparing with nearby cities, Gardena and Hawthorne, located just north of Torrance, tend to have lower school ratings than Torrance, while the northeastern Palos Verdes Peninsula has a separate district, Palos Verdes Unified, which has much higher ratings but also significantly higher home prices ranging from $1.5 million to $3 million. Torrance can be seen as well-positioned in terms of balancing school quality and housing prices.
When considering your moving timeline, keep in mind that TUSD assigns schools based on residential addresses, so be sure to check the assigned school for that address on the TUSD official website before signing any property contracts. Popular areas tend to have properties that sell quickly, so if you're planning to move in the spring semester, it's advisable to start looking for properties from December to January. For those starting with rentals, having proof of one year of residency may grant priority for registration at some schools, so prior confirmation is necessary.
Torrance is one of the few cities in Southern California where the school district, living infrastructure, and Korean community are well-balanced. Even if your budget doesn't reach Palos Verdes, aiming for the South High assigned area in southeast Torrance could provide a reasonable option for securing quality public education at a fair price.
