Third, Towson is favored by families with children due to its excellent school districts and spacious apartments.
Rental price differences by area are largely influenced by school district reputation and commuting convenience. In places like Towson, where the schools are well-regarded and many units have yards, even the same 2-bedroom can often command over $1,900, while some areas in West Baltimore or the Northeast can have listings in the $1,200 range. Areas close to the waterfront, like Canton or Federal Hill, tend to have a premium for new constructions, resulting in higher rents.
Recently, Baltimore rents appear to be experiencing a gradual increase of around 3% annually. Thanks to its geographical advantage located between D.C. and Philadelphia, there is a steady influx of demand from remote workers and commuters, leading to a stable trend without sharp declines.
Nearby Korean communities often mention Ellicott City and Catonsville. However, this area is closer to Howard County than downtown Baltimore, with 2-bedroom rents ranging from $2,000 to $2,300, which is somewhat higher than in the city center.
For Korean families looking to reduce rental burdens while commuting to Washington D.C., Canton or Federal Hill may be practical choices, while those prioritizing their children's education might consider Towson or Ellicott City. I recommend double-checking school district boundaries by address before signing any contracts.
