Recently, looking at the Minnesota housing market, the property tax burden in Minneapolis appears to be somewhat higher compared to other major cities in the Midwest.
The average effective tax rate in Minnesota is around 1.0% to 1.1%, but in Minneapolis, which is part of Hennepin County, the effective rate often rises to between 1.2% and 1.35% due to additional local taxes.
The median home price in Minneapolis is estimated to be around $330,000 to $350,000 as of 2025, which means the annual property tax is estimated to be about $4,000 to $4,700. Areas near downtown, which have a higher proportion of commercial land, may have different tax rate structures compared to residential areas, so separate verification is needed.
Home insurance premiums tend to range from $1,900 to $2,400 annually, reflecting the risks associated with summer thunderstorms that bring hail and strong winds, as well as the risk of freezing damage during extreme cold. Particularly in areas where hail damage claims for roofs are common, there can be significant variations in premiums depending on the roofing material used by different insurers.
If we consider maintenance costs at about 1.5% of the home value, this would amount to approximately $5,100 annually for a $340,000 home. Given the climate's extremes of cold and heat, it seems prudent to also separately consider the costs of managing heating and cooling systems.
When these three items are combined, the total annual cost of home ownership is found to be around $11,000 to $12,000, and for townhouses or condos, there may be an additional HOA fee of $200 to $400 per month.
Compared to nearby Saint Paul or suburban areas like Edina and Minnetonka, the effective tax rate in downtown Minneapolis tends to be somewhat higher, but the absolute difference in tax amounts is not significant since home prices in suburban areas are generally higher.
The state of Minnesota operates a Homestead Market Value Exclusion program for owner-occupants, which can lower the taxable value when applied for. It is recommended to apply as soon as possible after moving in to the county assessor's office.
