
When you think of the city where Bass Pro Shops is headquartered, fishing and the outdoors come to mind first, but there is a quiet upscale residential area nestled within Springfield. From my long observation of the local market, the first place I want to introduce is RiverCut.
RiverCut is a community built around a golf course designed by Jack Nicklaus, and it has established itself as one of the premier residential areas in Springfield. There are many custom homes built on large lots, and the recent median home prices are estimated to be between $550,000 and $700,000.
The nearby Ridgecrest and Southern Hills areas are also worth noting. Located to the south of Springfield, these neighborhoods are preferred by families with children due to their excellent primary and secondary school districts and large lot sizes, with median home prices ranging from $350,000 to $450,000.
The historic Rountree neighborhood cannot be overlooked either. Located near Missouri State University, this area features many Craftsman and Tudor-style homes built in the early 1900s, with remodeled properties typically trading in the mid-$300,000 range.
Considering that the overall median home price in Springfield is around $200,000 to $220,000, areas like RiverCut are forming price ranges that are 2.5 to 3 times higher than the city average. Many are surprised to learn that such a significant disparity exists even within the same city.
There are several reasons why these areas have become affluent neighborhoods. Founders and executives of local companies, including Bass Pro Shops, as well as medical professionals from large regional hospitals, have consistently settled here, and the natural scenery featuring golf courses and lakes adds to the premium. Coupled with the relaxed lifestyle unique to the Ozarks, demand continues to grow.
From the perspective of Korean families, Springfield does not have as large a Korean community as major cities, but those moving for professional positions related to local hospitals or Missouri State University often look into the school districts in Ridgecrest or Southern Hills. If you are considering both education for your children and commuting, I recommend comparing these two areas first.
Springfield offers a relatively low cost of living while forming a stable market as a central city in the Ozarks. However, golf communities like RiverCut, which are rare, do not have properties coming on the market frequently, so if you have a particular area in mind, it's best to establish a relationship with a local agent in advance.
