
Savannah has a strong impression as a tourist city, but when you look into the actual sales market, the investment characteristics vary significantly from neighborhood to neighborhood.
The Historic District is the representative area of Savannah, where condo and townhouse listings range widely from $400,000 to over $600,000. Since the tightening of short-term rental regulations, the investment approach relying on tourist demand has become more cautious than before.
Ashley Park and Chatham Crescent are mid-to-upper-tier residential areas with solid demand for actual living, where single-family homes with three bedrooms are trading in the range of $350,000 to $450,000. Over the past year, they seem to have maintained a gradual upward trend.
The Isle of Hope and Windsor Forest areas, which belong to Southside Savannah, are priced between the mid-$300,000s and low $400,000s, with a high proportion of residents considering school districts and convenience of living.
From an investment perspective, the most noteworthy area is Pooler, located west of Savannah. With the operation of the Hyundai Metaplant and the relocation of related companies, the influx of population has accelerated, and new single-family homes are being offered in the range of $320,000 to $400,000. However, given the rapid pace of growth in this area, it is also seen as a target for potential overheating signals.
In terms of rental yield, the Southside and Pooler areas are evaluated as relatively more favorable than the Historic District. The total yield, considering rental prices against sales prices, is estimated to be between 5% and 7%, and since the dependence on tourism is low, rental demand remains steady.
Risk factors include the possibility that the pace of new supply in Pooler may outstrip the rate of population influx, and ongoing discussions about changes in short-term rental regulations in the Historic District. Given the high dependence on the tourism industry, it is also important to consider the sensitivity to economic fluctuations.
For Korean households, if looking for a place to live, Ashley Park or Southside, which offer good access to school districts and community, may be appealing options. If the goal is investment, the Pooler area, which is in the early stages of growth, may stand out as a relatively attractive choice.
