Data from Redfin shows that as of May, the median home price in Dallas has risen to $499,000, an increase of 9.8% compared to the previous year. However, conditions can vary significantly depending on the area. Condos near downtown and single-family homes in North Dallas have completely different price ranges, and areas with a high concentration of Korean families often see a premium due to school district quality.
Starting with mortgage types, FHA loans require a credit score of 580 or higher to start with a 3.5% down payment, while a score between 500 and 579 requires a 10% down payment. Conventional loans may be available with as little as 3% down for first-time homebuyers or those with an income at or below 80% of the area median, but typically, a 5% down payment is more common. If the down payment is less than 20%, a monthly mortgage insurance premium (PMI) will apply, which is waived for down payments of 20% or more.
Texas has no state income tax but has relatively high property taxes. National statistics indicate that the effective property tax rate in Texas is around 1.6%, which is on the higher side compared to the national average. Families coming from states with income tax may find this structure unfamiliar, as they should consider that an annual tax of about 1.6% is added to the home price, which can easily be overlooked when calculating monthly payments.
First-time homebuyers should consider the My First Texas Home program from the Texas Department of Housing and Community Affairs (TDHCA). This program offers up to 5% assistance for down payments, provided in the form of a second lien or grant that may be forgiven depending on the loan type. Eligibility requires a credit score of 620 or higher, meeting county income limits, and completion of HUD-approved homebuyer education. The Texas State Affordable Housing Corporation (TSAHC) also operates similar down payment assistance grants, so it's advisable to check both agencies.
Pre-approval is a necessary step before making an offer. This process involves verifying the loan limit based on income, debt, and credit score, with a lower debt-to-income (DTI) ratio leading to a wider approval range. Closing costs should also be considered, typically ranging from 2% to 5% of the loan amount.
After an offer is accepted, the process continues with a rate lock procedure, appraisal, and home inspection. If the appraisal comes in lower than the contract price, you may need to cover the difference in cash or renegotiate with the seller, so it's wise to discuss this with your loan officer in advance. Additionally, don't forget to include the monthly homeowners insurance premium in your payment calculations to get a true sense of your financial burden.
Dallas is also a steady market for investment demand due to rental income potential. However, if the property is for rental purposes, landlord insurance premiums are typically higher than those for owner-occupied homes, and cash flow during vacancy periods must be considered. It's safer to avoid definitive predictions about rising prices and instead check the rental demand and supply in specific areas.
When considering school districts, refer to ratings from GreatSchools or Niche, but keep in mind that school boundaries can change frequently, so it's best to verify the assigned school for the specific address before purchasing. It's also good to remember that tax and mortgage conditions can vary by county.
