From my perspective, having observed Omaha, the largest city in Nebraska, it is indeed a market where the rental burden is significantly lower compared to the national average.
The median rent for 2-bedroom apartments in the Omaha metropolitan area is between $1,150 and $1,250 per month. While new developments in downtown or midtown can exceed $1,500, you can often find listings in the low $1,000s if you head to the new developments in the west or the outskirts.
There are three main areas where demand for 2-bedrooms is concentrated. First, West Omaha has many new apartment complexes and spacious units, making it popular for families. Second, Elkhorn is particularly favored by families with children due to its excellent school district and quiet residential environment. Third, Aksarben Village is well-equipped with commercial facilities and walkable living areas, maintaining steady demand from young professionals and roommate shares.
Rental differences by area are largely influenced by whether the property is new and the quality of the school district. In recently developed areas like Elkhorn and West Omaha, the same 2-bedroom can often command prices above $1,350, while older residential areas in the eastern part of the city can have listings in the $900 range. Areas like Aksarben Village, which are clustered with commercial facilities, tend to have a rental premium due to new developments.
Recently, Omaha's rents appear to be experiencing a gradual increase of about 2-3% per year. Known as the home of Warren Buffett, this city has seen a steady influx of population due to the growth of jobs in finance and logistics, but the increase in new supply has prevented any sharp rent hikes.
The Korean community in Omaha is concentrated more in the areas near 72nd Street to the west rather than downtown, with 2-bedroom rents in this area ranging from $1,300 to $1,500. While this is somewhat higher than the city average, the accessibility to Korean markets and churches makes it consistently preferred.
If Korean families are moving to Omaha, I recommend considering Elkhorn for prioritizing school districts, or the area near 72nd Street in West Omaha for convenience and access to the Korean community. Compared to other major cities, the rental burden is lower, making it a market where you can aim for larger units or those with yards within the same budget.
