Looking at the trends over the past year, data shows that rents in Washington, DC have maintained a relatively stable movement. The steady supply of new high-rise apartments seems to be suppressing any rapid increases.
When compared to nearby cities, DC's position becomes clearer. Arlington and Annandale in Virginia tend to have slightly lower or similar rent levels compared to DC, while Bethesda in Maryland can sometimes have rents that are similar to or even higher than those in DC. Data confirms that the entire DMV area has a higher rent range compared to the national average.
Areas with a high concentration of Korean residents are located more in Annandale and Centreville in Virginia, as well as Rockville in Maryland, rather than in downtown DC. While the Annandale area has a high concentration of Korean markets and restaurants, providing convenience, it tends to have slightly higher rents than other areas in Virginia, but lower than downtown DC.
If commuting to downtown DC is not essential, it seems reasonable to balance rent and convenience by considering areas near Annandale or Centreville. If you need to work in downtown DC, it is advisable to also look into Arlington, which has good metro access.
