According to Apartment.com, the average rent for a 2-bedroom in Kahului is $2,165, while ApartmentList shows prices starting at $2,499. ApartmentHomeLiving and ApartmentFinder list rents at $2,795 and $2,425, respectively, while Rentable shows $2,500, indicating that most prices cluster around the $2,400 to $2,500 range.
Kahului town is a convenient area for tenants prioritizing accessibility, as it is close to the airport, large shopping centers, and hospitals. Due to the concentration of commercial facilities, new rental listings tend to be at the higher end of the market.
Wailuku, an older administrative center where the Maui County government is located, is preferred by families seeking a historical atmosphere and relatively stable rents. Rents here tend to be slightly lower than in Kahului.
Pukalani is located in Upcountry, offering a cool climate and quiet environment, attracting families who are willing to commute for more spacious living areas.
The Kihei area is popular due to its proximity to the beach, but often has higher rents than Kahului due to tourist demand. Tenants who prioritize beach access while considering commute distances often choose this area.
The Korean community in Maui is not large, but there is a tendency for families to cluster around Central Maui, particularly near Kahului and Wailuku, centered around Korean churches. The 2-bedroom rentals in this area are often contracted at levels between $2,300 and $2,600.
Recent rental trends indicate a gradual increase across Maui due to a combination of tourist demand and a shortage of housing supply. Families on a tight budget may want to compare Wailuku or Pukalani with Kahului.
From my nearly 20 years of observing Maui's rental market, I can say that after the Lahaina fire in 2023, the rental market across Maui experienced significant fluctuations. The demand for temporary housing for disaster victims absorbed long-term rental listings in Kahului and Wailuku, leading to a period where listings became scarce, and the effects of this have not yet fully resolved.
It is also a characteristic of the Maui market that short-term vacation rentals and long-term residential rentals can coexist within the same building. If you are looking for a long-term lease, it is much more important to confirm from the start whether the complex allows annual leases compared to the mainland.
Within Kahului town, areas close to commercial districts, such as Dos Rios or near Puunene Avenue, tend to have higher rents, while areas further into residential neighborhoods offer relatively reasonable rents.
Ultimately, when looking for a 2-bedroom in Kahului, it is practical to first distinguish between vacation rentals and long-term residential rentals, and then align your commute distance and budget accordingly.
Like Hilo, Maui has relatively high electricity rates compared to the mainland, so it is wise to budget extra for utility costs when planning your rent. Properties with solar panels may have lower utility burdens, so it's worth inquiring about them.
Due to the island's characteristics, moving logistics costs are also higher than on the mainland. Depending on the container shipping schedule, move-in dates may be delayed, so it is helpful to arrange the inclusion of furniture and move-in dates flexibly before signing a lease.
Since Kahului has the largest resident population in Maui, the absolute number of rental listings is generally higher than in resort areas. If you are preparing for a quick move, it may be more realistic to first look at Kahului and Wailuku rather than Kihei or Lahaina to find suitable options.
Grocery and dining costs are also significantly higher than on the mainland, so budgeting based solely on rent may lead to a large discrepancy in actual living expenses. However, many families still choose to settle near Kahului and Wailuku due to the short commute times and excellent natural environment.
When looking for a 2-bedroom in Maui, I recommend keeping an eye on listings year-round, regardless of the tourist season. Long-term rental listings tend to come up regardless of the season, so it can be beneficial to patiently wait for properties that meet your criteria rather than rushing into a decision.
