
When consulting with those considering a move to Denver, the first question that often arises is, "Is it too late to get in now?" Many come after hearing about skyrocketing prices in other cities, so I want to carefully outline how the Denver market has been moving.
According to Zillow data, the current average home value in Denver is approximately $539,000 as of May 2026. Five years ago, in early 2021, it was around $444,000, indicating an increase of about 22% over the five years.
During the same period, the national average increase was around 38-40%. Denver has actually shown a significantly lower increase compared to the national average.
Looking at the trends, from 2021 to mid-2022, prices rose sharply due to the pandemic relocation boom and low interest rates. The local real estate industry suggests that during this time, prices in the Denver metropolitan area rose nearly 50% compared to pre-pandemic levels.
The issue arises afterward. In the second half of 2022, interest rates rose sharply, causing the upward trend to stall, and from 2023 to the present, a period of stagnation or adjustment has continued. In the last year alone, prices have dropped by about 3.9%.
Several factors seem to contribute to the slower increase in Denver compared to other areas. Given how sharply prices rose during the pandemic, the correction has also been significant. Additionally, new supply has been relatively steady, and high interest rates have caused waiting demand to adopt a more cautious stance.
Future prospects must be viewed cautiously. The duration of the current adjustment phase seems to depend on interest rate trends, and rather than a sharp rebound, a gradual stabilization appears more likely.
From the perspective of Korean households, now might actually be a good time to consider entering the Denver market. Prices have not risen as much as in other areas, and with the recent adjustments, there is more room for negotiation if the purchase is for actual residence. For those already holding property, rather than rushing to sell, waiting for the market to recover could also be a viable strategy.
