The average rent for a 1-bedroom apartment in the Phoenix area is currently between $1,350 and $1,450.
To put it simply, this price range has adjusted somewhat compared to the sharp increase after the pandemic in 2022.
From my perspective of observing Arizona real estate for several years, Phoenix has been a representative city that has absorbed a migrating population by offering lower rents compared to California.
The rent difference between downtown Phoenix and the outskirts is more pronounced than expected. In downtown or areas adjacent to Scottsdale, it is common for 1-bedroom rents to exceed $1,600, while on the western outskirts, such as Glendale or Avondale, it is not difficult to find listings in the low $1,200s. This is clear: the market shows a monthly difference of $300 to $400 based solely on location.
Studios are around $1,100, and 2-bedrooms are priced between $1,650 and $1,750, with a difference of about $300 for each additional bedroom. Newlyweds or young professionals should carefully compare the price gap between 1-bedroom and 2-bedroom options.
Looking at the trend over the past year, Phoenix rents appear to be in a gradual plateau with a slight downward trend. The explosive growth from 2021 to 2022 has already subsided, and due to an increase in new apartment supply, landlords are increasingly offering promotions. During such times, it is advantageous to take your time and compare various listings.
Compared to nearby cities, Phoenix remains competitive. It is somewhat more expensive than Tucson but is close to half the price compared to Los Angeles or San Diego. It is similar to or slightly lower than Las Vegas, making it an attractive option for those looking for relatively reasonable rents in the West.
Areas near Camp Creek Road, Arizona Avenue, and communities towards Chandler, which are known for their Korean population, often have 1-bedroom rents exceeding $1,400 due to accessibility and amenities. Given the concentration of Korean markets and restaurants, you can expect a slight premium.
From the perspective of Korean households, if prioritizing school districts for children, it is realistic to consider the Chandler or Gilbert areas, while if rent cost is the top priority, looking at the western outskirts would be advisable. Both areas also have good accessibility to the Korean community, which reduces the initial settlement burden.
In conclusion, the rent for a 1-bedroom in Phoenix varies significantly by area, so it is necessary to consider budget, commuting distance, and school districts together when making a choice.
