
Every April, during the week of the Masters Tournament, the neighborhood near Augusta National Golf Club attracts the attention of golf fans from around the world. From my long-term observation of the local real estate market, I want to emphasize that the heart of Augusta's affluent neighborhood is not the club itself, but the surrounding area known as Summerville, commonly referred to as The Hill.
The median sale price in The Hill area is reported to be between $270,000 and $310,000 based on recent data. While this is relatively high compared to the overall city of Augusta, it stands out as a more accessible price range when compared to affluent neighborhoods in Miami or Atlanta. This is largely influenced by the overall lower housing price levels in the city of Augusta itself.
The background of Summerville becoming an affluent neighborhood dates back to the early 20th century when local elites who amassed wealth from the cotton industry began building large mansions on the hills. The establishment of Augusta National Golf Club in the 1930s further elevated the status of the area, as commonly explained locally.
To the west, the areas near Westlake Country Club and Johns Creek Golf Club are also considered representative upscale residential areas in the Augusta suburbs. The spacious lots and quiet environment typical of golf communities seem to consistently attract retired affluent individuals and professionals in the medical field.
The median sale price for the entire Richmond County in Augusta is currently reported to be between $200,000 and $225,000. Compared to The Hill area, the gap is not significant, which can be interpreted as indicating that the overall Augusta real estate market has a relatively flat price structure compared to other major cities.
Augusta has long maintained a stable local economy centered around a medical cluster. There is a consistent trend of hospital and university-related professionals establishing themselves near The Hill or Westlake.
From the perspective of Korean households, Augusta presents a market with significantly lower entry barriers compared to the Atlanta area. For Koreans relocating in medical-related fields, it would be worthwhile to consider school districts near The Hill or Westlake, and the relatively lower price range offers the possibility of purchasing a home for actual residence without initial asset burdens.
Based on my long-term experience observing this area, I can summarize that Augusta's affluent neighborhood is recognized for its value rooted in history and stability rather than glamour.
