The outcome can vary greatly depending on whether there is someone by your side to guide you through the next steps.
It is also necessary to address changes following the 2024 NAR lawsuit settlement. Now, before buyers go out with an agent to view properties, a written Buyer Agency Agreement must be signed nationwide. This means that buyers need to understand exactly what services the agent provides and how the commission structure works from the contract stage. Being able to receive an accurate explanation of this contract language in Korean has become crucial from the very beginning.
Looking at the recent market, the median home price in Dallas is around $489,000, which is about 2 percent lower than the previous year (Houzeo, as of 2026). However, there are significant regional variations even within the Dallas-Fort Worth metro area, so the intensity of competition and price range can vary greatly depending on which school district the property is near, even within the same Dallas County. In this context, the judgment of an agent who understands local conditions plays a significant role in determining what offer price to write and what conditions to include to be advantageous.
Cultural understanding also plays a significant role in practice. For clients accustomed to the Korean concept of jeonse, explaining the U.S. mortgage structure and down payment concept from the beginning, or discussing the pros and cons of single-family homes with yards that Korean families prefer along with HOA regulations, goes beyond a simple language issue. One must understand the lifestyle itself to provide truly helpful advice.
The differences felt when working with a Korean agent arise from these points:
- Contracts and offer conditions can be explained accurately in Korean.
- Property recommendations can consider lifestyle patterns, such as preferred school districts, accessibility to Korean markets, and locations of religious communities.
- Experience in handling special situations like overseas remittances, ITIN applications, and FIRPTA for non-resident foreigners.
- Coordination of procedures through a reliable network of the Korean community, including lawyers, mortgage brokers, and home inspectors.
Of course, school district boundaries change frequently, so it is advisable to verify the assigned school directly at the address before purchasing. It is also important to remember that tax and mortgage conditions can vary by county.
