
Recently, the market shows that commuting distance and housing type choices in Honolulu are much more closely linked than before. Workers commuting to areas near Waikiki or downtown tend to look for condos first, while those heading to slightly farther areas like Kailua or Mililani are more likely to seek single-family homes. Among the cases I reviewed, there were several instances where individuals chose condos to save on daily commuting time, only to move back to single-family homes in the suburbs a few years later after having children.
Looking at the price differences helps explain why these choices vary so much. According to data from Locations Hawaii and HiCentral, the median price for single-family homes on Oahu reached a record high of $1,262,500 as of June 2026. In contrast, the median price for condos during the same period was $528,000, which is a 4 percent increase from the previous year. The fact that the price difference between single-family homes and condos exceeds twofold is advantageous, but it also means that the entry barrier is significantly high.
It's important to note a unique structure in the Hawaii market. In Oahu, many townhome-style residences are legally registered as condominiums. Due to the land ownership model and shared management structure, most homes that share walls are subject to condo regulations. Therefore, in real estate statistics, townhomes are often included in the condo category rather than being reported separately.
This structure results in a notably high burden of management fees across Hawaii. About 42 percent of households in Hawaii pay HOA or condo management fees, averaging around $470 per month, which is among the highest in the nation. When choosing a condo, it's essential to factor in this management fee as a fixed monthly expense, not just the purchase price.
Single-family homes have the advantage of relatively lower management fees and full land ownership. However, the high purchase price can lead to significant loan burdens, and older homes may incur maintenance costs for roofs or plumbing that exceed expectations.
Korean families that prioritize school districts often first consider single-family homes in Kailua or Mililani. While school ratings can be referenced through GreatSchools, it's important to verify the assigned school for a specific address, as district boundaries frequently change.
Families relocating from other states to Hawaii should keep in mind that while property tax rates are relatively low, the overall cost of living is high. If considering a condo, it's wise to calculate that the total ownership costs, including management fees, may be significantly higher than in their previous residence.
From an investment perspective, condos have a steady demand for short-term rentals from tourists, but regulations vary by area and can change frequently. Single-family homes offer stable long-term rental demand, but the initial investment is substantial. Neither option can be assumed to continuously appreciate in value, and it's important to consider the risks associated with each.
If commuting distance is the top priority, condos may be the better choice, while single-family homes are more realistic if space and a yard are prioritized.
Nationally, condos generally have lower purchase prices than single-family homes, making them more accessible for first-time homebuyers, but Hawaii is an exceptional market. Condos still exceed $500,000, and with management fees at the highest level in the nation, total ownership costs must be calculated differently than in other states. While the general principle that condos are a relatively affordable entry point holds true, it's crucial to recognize that the standard for affordability is much higher here than in other regions.
In terms of new supply, the limited land conditions in Oahu mean that new single-family home construction is very slow. As a result, most new developments tend to be in the form of condos, suggesting that the condo-centric supply structure is likely to continue. For first-time homebuyers with limited budgets, understanding this supply structure and focusing on the condo market may be a more realistic approach.
