In terms of property types, condos are priced at around $357,250, and single-family homes at about $367,000, showing that the price difference between the two types is only about $10,000, which is a notable feature of this city.
This aspect can be advantageous but also burdensome. The similarity in prices between condos and single-family homes means that buyers can choose a single-family home with a yard without significantly increasing their budget. However, it also indicates that the relative price advantage of condos is not substantial. There isn't much distinct data on townhomes, likely because unique styles like shotgun houses or camelback single-family homes dominate the market, making the classification of townhomes less clear compared to other cities. In fact, narrow and long single-family homes that are attached may outwardly appear as townhomes but are often classified as independent single-family homes in property records.
Condos tend to be concentrated in urban areas like the French Quarter or CBD, and many have been converted from historic buildings, often including building preservation costs in their management fees. While this is convenient, it also means that management fees can be set higher than in other areas. Recent market trends show that older buildings are increasingly adding costs for exterior repairs or drainage maintenance to their management fees, so it's advisable to check the building's age and recent repair history when viewing properties. This is a burden that comes with the advantageous urban accessibility, so both factors should be considered together.
For Korean families, areas adjacent to Metairie are often mentioned as desirable school districts, but school district boundaries frequently change, so it's important to verify the assigned school for a specific address before purchasing. Families with children tend to prefer single-family homes in the Metairie area over those in downtown New Orleans, while those without children often favor condos in the French Quarter or CBD.
Families moving from other states should consider Louisiana's Homestead Exemption program. This program can help reduce property tax burdens for single-family homes intended for primary residence, which I will refer to as Homestead Exemption from now on. However, the specific requirements may vary by parish, so it's necessary to check.
For investors looking for rental income, it's essential to include the total insurance costs, including flood insurance premiums, in the calculations to see the actual return on investment. This is a burden that comes with favorable rental demand, so it's best not to approach it with the assumption of guaranteed profits. While there is steady rental demand from tourists and short-term stayers, the high turnover rate for condos can lead to faster wear and tear on the buildings, which may result in increased management fees.
In New Orleans, the small price difference between condos and single-family homes means that variables like management fees and insurance premiums have a more significant impact on housing type selection. I recommend obtaining estimates for management fees and insurance premiums before deciding on a type.
