However, some sources like ApartmentHomeLiving suggest $2,263, indicating that as the proportion of new developments increases, the average rent tends to rise.
The areas with high demand for 2-bedrooms can be divided into three: Downtown Frederick, Urbana, and Ballenger Creek. Downtown is attractive due to its historic brick buildings and walkable commercial areas, making it popular among young professionals and couples downsizing after retirement. Urbana is a relatively new area with a good school reputation, preferred by families with children, while Ballenger Creek offers good access to Routes 340 and 85, attracting budget-conscious renters due to its relatively lower rents.
The rental price differences between areas are largely influenced by school districts and whether the buildings are new. New developments in Urbana often exceed $2,300, while older garden apartments in Ballenger Creek or the outskirts of Frederick can be found in the $1,700 range.
Recent trends show that Frederick continues to experience a gradual but clear increase in rent due to its relatively lower prices compared to Montgomery County, attracting DC commuters consistently. Despite ongoing new supply, demand has been observed to exceed it in the past 1-2 years.
In terms of the Korean community, Frederick has not yet developed as much as Rockville or Gaithersburg. However, many Korean families burdened by high rents in Montgomery County are moving north along Route 270, leading to an increase in interest in Frederick in recent years.
If accessibility to Korean markets or churches is important, it is advisable to first check the distance to Gaithersburg. If reducing rent is the top priority, older complexes in Ballenger Creek are a good option, while new developments in Urbana should be compared if school districts are prioritized.
