Elmwood Village appears to be the most popular urban-adjacent area in Buffalo, with prices ranging from $300,000 to $350,000. It has shown a gradual upward trend over the past year, with a strong walkable community filled with cafes and shops.
North Buffalo is relatively accessible, with prices between $250,000 and $280,000, and has recently shown a gentle movement within a stable price range. It has a strong character as a stable residential area, leading to consistent demand for actual residents.
Amherst is a representative area of excellent school districts in the Buffalo suburbs, with prices ranging from $300,000 to $380,000. Its proximity to the University at Buffalo ensures steady rental demand from students and staff.
From an investment perspective, the revitalization trend in Elmwood Village is worth noting. In recent years, there has been an influx of younger generations and an expansion of small commercial facilities, leading to evaluations that suggest growth potential relative to the relatively low entry prices.
In terms of rental yield, Buffalo overall does not have low rents compared to sales prices, with many areas recording rental yields in the 5% to 6% range. Particularly, Amherst and North Buffalo tend to attract interest from cash flow-focused investors due to stable rental demand.
However, it is important to consider that Buffalo has long faced market pressures from winter climate conditions and population outflow. While there has been a recent rebound, caution is needed in observing long-term population trends.
If you are a Korean household looking for urban living and growth potential, I recommend considering Elmwood Village. If you prioritize stable school districts and living conditions, Amherst would be a good option. For rental income purposes, North Buffalo is also worth exploring.
