Rentometer reports that top listings can reach the $1,500 range, so given the small sample size typical of a small city, it seems more realistic to view prices broadly between $1,200 and $1,500 rather than pinning down a single figure.
The areas where 2-bedroom listings are concentrated include downtown Augusta, West Augusta, and near Capitol Park. Downtown is close to the state government offices, leading to steady demand from government employees, while West Augusta is near Cony High School and MaineGeneral Hospital, attracting hospital workers and families. The area around Capitol Park is a quiet residential neighborhood with a relatively low proportion of new constructions, but rental prices are also stable there.
However, because Augusta is a small city, the rental price differences between neighborhoods are not as pronounced as in larger cities. Still, remodeled new units in downtown can exceed $1,500, while older low-rise buildings on the outskirts can rent for just over $1,000, showing a price difference of about $400 to $500.
Recent trends indicate that Augusta is experiencing a gradual but steady increase in rental prices due to a housing supply shortage affecting the entire state of Maine. However, it is characterized by a lack of the sharp volatility seen in larger metropolitan areas.
To be honest, Augusta is not a place that can be easily described as a densely populated Korean community. The Korean population is very small, and many people often have to travel over an hour to Portland to access Korean markets or churches. This suggests that the area is more suitable for households prioritizing a quiet small-town environment and lower living costs over lifestyle infrastructure.
Considering the distance from the Korean community, if you value low rental prices and a relaxed living environment, Augusta is definitely a viable option. However, since there are not many listings available, it is advisable to start your search well in advance.
