When people think of Morgantown, the image that often comes to mind is that of a quiet college town with West Virginia University (WVU) at its center.
It's not a bustling metropolis filled with tall buildings, nor is it known for its glamorous affluent neighborhoods. However, a closer look at the local real estate market reveals a different story. While the scale may not be large, there are definitely neighborhoods favored by the wealthy, and upscale residential areas that boast natural beauty, good school districts, and safety.
When I first learned about Morgantown, I thought, "Since it's West Virginia, housing prices must be low and pretty similar across the board." But upon examining the actual market prices, I found significant differences between neighborhoods, with some areas offering living environments that could compete anywhere in the country.
The first area that stands out is Cheat Lake. This is considered the premier residential area in Morgantown. True to its name, beautiful homes are situated around a stunning lake, where residents can enjoy water activities like boating, kayaking, and fishing as part of their daily lives. As of recent market data, the median sale price is about $526,000, while the median listing price is around $555,000.
Looking at actual listings, typical single-family homes range from $400,000 to $700,000, while well-maintained new builds or larger homes often exceed $800,000. Waterfront properties right on the lake can easily be found for over $1 million. Some luxury homes even surpass $1.5 million to $2 million. The school district is excellent, with schools like Cheat Lake Elementary and Cheat Lake Middle School, and the area is known for attracting doctors, business professionals, and other skilled workers who appreciate both privacy and natural surroundings.
The second area is Suncrest. This is one of the most preferred residential areas for families in Morgantown. It offers excellent access to hospitals, universities, and shopping facilities, and the entire neighborhood is well-maintained. It is particularly known for being home to many WVU professors and healthcare professionals.
Typical home prices in Suncrest range from $300,000 to $600,000, with well-maintained single-family homes sometimes exceeding $700,000.

Considering that the overall median home price in Morgantown is about $286,000, Suncrest represents a significantly higher price range.
Above all, the reason families with children prefer this area is due to its safety and convenience. With parks, hospitals, and schools nearby, daily life is convenient, and the occurrence of serious crimes is very low, leading to high satisfaction among local residents.
In contrast, Star City has a slightly different character. Located right next to Morgantown, it is an independent city, but the living areas are essentially connected. Housing prices are much more affordable here. Generally, home prices range from $200,000 to $350,000, and the median price often hovers around $200,000. Its proximity to the university makes it popular among professors, graduate students, and young professionals, and many investment rental properties are traded here.
In simple terms, you can think of Cheat Lake as a luxury resort-style residential area, Suncrest as a stable upscale family neighborhood, and Star City as a cost-effective practical living area.
Interestingly, even these prices are still quite affordable compared to major cities in the U.S. In California, Seattle, or Boston, finding a typical home for $600,000 is not easy, but in Morgantown, you can live in a single-family home with a large yard and garage. Especially with a budget of $500,000 to $700,000, you can choose from some very nice homes in Cheat Lake or Suncrest.
With the rise of remote work, more people are looking for cities with lower living costs and good natural environments. In that regard, Morgantown is a surprisingly attractive city. It's not as complicated as a big city, yet it has well-established universities and medical facilities, and in upscale neighborhoods, you can enjoy a relaxed lifestyle with views of lakes and forests.
Ultimately, if you were to name the best residential areas in Morgantown, Cheat Lake and Suncrest would certainly be at the top of the list. One offers beautiful lakes and luxurious natural surroundings, while the other provides convenient living and excellent school districts. By national standards, these areas could be called 'hidden affluent neighborhoods,' with high satisfaction levels and the potential for both investment value and living satisfaction in Morgantown's representative premium residential areas.
