Burke Center is one of the prominent large-scale planned communities in Fairfax County, with 5,862 homes managed under a single HOA called Burke Center Conservancy. It is divided into five areas: Woods, Oaks, Commons, Ponds, and Landings, and the contract specifies HOA regulations and monthly fees. If the contract is not reviewed again before signing, it's easy to miss such clauses.
Looking at the recent market in the 22015 area, the median sale price as of May 2026 is $724,785, a 7.7% decrease from the previous year (according to Redfin). On average, there are two offers per property, and they sell within 24 days. The market exposure time is relatively short, leading to a tendency to rush through contracts, making pre-signing reviews even more important.
Property tax burdens should also be considered. The property tax rate for Fairfax County for the 2026 fiscal year is $1.1225 per $100 of assessed value, with an effective tax rate around 1.01%. This is higher than Virginia's average of 0.671%, meaning a home priced around $720,000 could incur annual property taxes of about $7,300.
Closing costs, estimated at 2% to 5% of the sale price, would require an additional $14,500 to $36,200 on top of the down payment. Adding up HOA fees, property taxes, and closing costs reveals the actual monthly burden.
Looking at properties without mortgage pre-approval can be disadvantageous in a market where transactions occur within about 24 days. It's also beneficial to compare rates from multiple lenders.
Using up all reserves for the down payment is a common issue. Considering the monthly HOA fees, initial cash flow can become tighter than expected. Instead of maximizing the down payment, it's more stable to keep a few months' living expenses, including HOA fees, as reserves.
Long-term residency plans should also be evaluated. Rather than deciding solely based on community facilities and school districts, it's wise to consider whether this size of home and HOA fees will still be suitable after children grow up. It's also worth noting that new buyers will enter under the same HOA conditions when reselling.
For Korean families, it's advisable to refer to GreatSchools or Niche ratings for preferred school districts, but since district boundaries change frequently, it's best to verify the assigned school for the specific address before purchasing.
The buyer who previously discovered the HOA fees late has since developed a habit of taking at least a day to read the contract again before signing. Especially since the HOA regulations and financial reports can be lengthy and easy to skim, checking for any delinquency history or upcoming special assessments can reduce surprises later.
Comparing rates from multiple lenders should also be completed alongside contract reviews. If loan terms are compared only as closing approaches, options become limited, and many end up accepting the terms from the first lender they meet. Organizing HOA fees, property taxes, and closing costs into a table beforehand makes pre-signing reviews much easier. Given the fast pace of recent market transactions, being prepared allows for a smoother contract completion without rushing. Ultimately, taking a short time to read the contract again leads to long-term peace of mind after moving in. The more rushed the process, the more important it is to develop a habit of double-checking.
