In Orlando, many buyers request follow-up consultations after receiving estimates from various lending institutions. Recent market trends reveal the reasons for this. The items to check within the area continue to vary. Broadly, there are three main factors: home price levels, designated area status, and the readiness of credit scores and down payments.
As of August 2026, the median sale price in downtown Orlando is $408,250, which is a 2.3% decrease from the previous year, while the overall price in Orange County is around $458,500. The loan programs that are actually considered at this price point are as follows.
- Conventional Loan - Down payment of 3-20%, recommended credit score of 620 or higher, PMI applies if down payment is less than 20%
- FHA Loan - If the credit score is 580 or higher, a 3.5% down payment is required, making it accessible for first-time homebuyers
- USDA Loan - Available with no down payment in designated areas, subject to income limits
Orange County is classified as a standard area rather than a high-cost area designated by the FHFA, so the core loan limit for 2026 is the same as the national standard at $832,750, and the FHA loan limit is the national minimum of $541,287. Most properties in this price range will fall within these two limits.
The second item to check is whether the area is designated for USDA loans. While 41.4% of the total area of Orange County is included in USDA eligible zones, downtown Orlando itself is classified as an urban area and is excluded. However, there may be designated areas in Kissimmee in Osceola County, Polk County, and near Ocoee and Winter Garden in western Orange County. If considering this option, it is advisable to check the desired address directly on the USDA map.
The third item is the readiness of credit scores and down payments. If you can prepare a credit score of 680 or higher and a down payment of 10% or more, conventional loans often have advantages in terms of interest rates and PMI removal conditions; otherwise, FHA remains a realistic choice.
In addition to the three main items, if the purpose is investment, there are additional factors to consider. Orlando is an active area for short-term rental investments, especially near theme parks, but properties for short-term rentals are often classified as investment products within conventional loans, leading to higher down payment requirements than for primary residences. It is also important to confirm that FHA, VA, and USDA loans are generally only applicable for primary residence purchases.
When comparing estimates from various lending institutions, it is essential to look beyond just the interest rates and also consider closing costs and one-point purchase conditions. Even if the same interest rate is offered, the fee structures can vary significantly between lenders, so comparing loan estimates side by side based on total costs is a practical way to identify real differences. Finally, the last item to check is the closing timeline. Even with the same interest rates and conditions, the speed of processing can differ among lenders, so it is helpful to ask in advance about the time it will take to close and reflect that in your offer conditions to avoid missing out on properties. A common experience among buyers who have consulted multiple lenders is that they did not make decisions based solely on the first estimate. It was only after comparing the conditions from at least two or three places that they could determine the right program and lender for themselves. Although the verification process may feel somewhat cumbersome, given that it is a loan to be repaid over several decades after closing, it is ultimately advantageous to compare thoroughly at the initial stage.
When checking school districts preferred by Korean families, refer to GreatSchools ratings, but keep in mind that school district boundaries change frequently, so it is advisable to verify the assigned school for the specific address before purchasing. If moving from another state, it is also important to note that Florida's property tax and hurricane insurance structures differ from previous standards.
This does not constitute investment or legal advice, so please ensure to go through the verification process with lending institutions and real estate professionals before making any contracts.
