They also inquired about military service. The spouse was a veteran. Wright-Patterson Air Force Base is near Dayton, and lenders serving the counties of Hamilton, Butler, Warren, Green, and Clermont, including Cincinnati, offered VA loans. They compared the two options. Conventional loans require a down payment but have no funding fee. VA loans have no down payment but do have a funding fee. This family wanted to keep more cash on hand, so they leaned towards the VA option.
Returning to the fixed-rate versus adjustable-rate question, once the loan program is determined, this choice becomes simpler. If they plan to live in Cincinnati for a long time, a fixed rate makes it easier to predict payments. If they plan to move again in a few years, the initial terms of an adjustable rate might be appealing. This family planned to settle down, so they chose a fixed rate.
There are areas outside Hamilton County where USDA loans are available, such as Colerain Township (usdaproperties.com). This family wanted a location close to the city center, so they excluded USDA loans.
They also compared with neighboring Dayton. Dayton is closer to Wright-Patterson Air Force Base, and the proportion of VA loans is higher there. Cincinnati's is relatively lower, but it still remains an option. They inquired about closing costs, which were around 2-4% of the loan amount. VA loans have a separate funding fee, while conventional loans do not. They also discussed this difference.
Investors looking for rental income should approach differently. VA loans can only be used for primary residences. For investment purposes, they should consider conventional or FHA loans. However, FHA loans also require the buyer to occupy the property. They asked about school districts. Cincinnati has several districts preferred by Korean families, referencing GreatSchools ratings. However, school district boundaries can change, so it's essential to verify assigned schools directly.
If a family has a low credit score, the situation changes. FHA has a lower threshold. With a score of 580 or higher, they can start with a 3.5% down payment. However, they should consider that mortgage insurance will be required for a longer period. Families who have just immigrated from Korea may have short credit histories. In such cases, preparing a larger down payment can be helpful. Alternative documentation, such as rental payment history, can also assist. Families coming from other states should factor in that property taxes in Ohio may be assessed differently than in their previous residence. Taxes and loan conditions can vary by county. It is advisable to double-check with professionals before finalizing any contracts, as specific conditions may differ slightly between lenders, so comparing two or three options can also be beneficial.
