When I meet moms looking for homes in Annandale, the topic we end up discussing the longest is the school district.
At first, we look at pictures of the house and say, "Oh my, this kitchen is so pretty," or "The yard is spacious," but in the end, we always check where the schools are assigned.
I was the same way. Initially, I thought that if it was in Annandale, the schools would be somewhat similar, but that's not the case. Just crossing one street or having a different address can change the assigned school. So, if you have kids, you shouldn't start by looking for a house you like. It's much easier to look at the school districts first and then find a house within that area.
One of the popular areas among moms is Canterbury Woods.
This neighborhood feels very welcoming. There are many old trees, and it doesn't feel cramped with houses close together, which makes it seem like a great place to raise kids. It's also nice for walks around Canterbury Woods Park. If you enjoy taking your kids outside, these things are surprisingly important.
Since families looking at both schools and living environments are interested in this area, the home prices aren't the cheapest in Annandale. However, if you're looking for a place to live long-term with your child's school in mind, it's worth checking out.
Maple Grove is another area that comes up often. It's a region that families who value education are interested in, and there are also Korean residents, so it's not too hard to meet other Koreans while living there.
This may seem trivial, but it's really convenient when raising kids. You can share school information and ask about tutoring or sports with others. Sometimes, getting information from other moms is faster than searching the internet for an hour.
I also think Sleepy Hollow Woods is a good option. There are older ranch-style homes and well-maintained colonial-style houses, making house hunting enjoyable. Most importantly, once you go a bit off the main road, it's quiet and has that typical suburban American feel.
The Ravensworth area is also worth considering for families new to Annandale. It's relatively quiet and attracts people looking for single-family homes with yards. There can be significant price differences based on the condition of the homes, so it's essential to check the roof, air conditioning, and windows in older houses.
Broyhill Crest is another neighborhood that many families look at. While there are many older homes, there are also quite a few spacious lots, which is something you don't see much in new homes these days. If you need extra rooms for two kids and want a yard, this neighborhood could be practical.
However, what I really want to emphasize is that you shouldn't just trust the neighborhood name when signing a lease.
Imagine buying a house just because you heard, "This is a good school district," only to find out your address is assigned to a different school. That would be so frustrating.
Even if the school name is listed, it's safest to use an official tool like the Fairfax County Public Schools School Boundary Locator to check the address directly.
In Annandale, while the house is important, if you have kids, the school comes first. I believe that while you can change the kitchen sink or pretty floors later, you can't easily change the school assigned based on your address.
So, if you're choosing a home in Annandale, try changing the order. Look at the schools first, then the neighborhood, and finally the house. If you're raising kids, that approach ultimately brings peace of mind.
